* Experience on both the Landlord and broker side of the business highly preferred

About the Position:
The Real Estate and Leasing Manager position is in our St. Louis, MO office with flexibility to work Hybrid if needed. This role reports directly to the President of Business and Corporate Development and will be required to travel up to 20% if needed. In this role, the manager will own broker management, conduct market analysis, negotiate lease terms, optimize resources and mitigate risks. This leader will manage all aspects of property management, from tenant relations and lease administration to maintenance coordination and budget management. The successful candidate will possess strong leadership skills, a keen attention to detail, and a commitment to providing exceptional service.
Duties Include:
* Drive strategy, optimize resources, and mitigate risks while supporting Operational leadership and ensuring market needs are fulfilled.
* Develop, implement, and execute the Real Estate Market Strategy
* Oversee and manage all aspects of real estate properties, including residential, commercial, or industrial spaces
* Negotiate real estate terms and explore alternative platforms for brand exposure.
* Broker management: Managing and coordinating the broker network for the identified territory.
* Landlord relations: Developing and maintaining strong business relationships with landlords.
* Support Regional/operational leadership with current and future landlord/lease negotiations.
* Communicate actions with cross-functional teams and monthly Senior Leadership meetings.
* Engage with the legal team to ensure business terms are accurate and timely.
* Conduct market analysis and research for optimal locations.
* Develop and enforce property policies and standards to maintain property value and ensure compliance with legal regulations
* Negotiate favorable lease agreements meeting corporate real estate goals.
* Stay updated on industry trends, market dynamics, and regulatory changes.
* Conduct regular property inspections to assess condition and identify necessary repairs or improvements
* Implement cost-saving initiatives and optimize real estate expenses.
* Lease process facilitation: Facilitating all aspects of the lease process, including partnering with Legal, Finance and Operations throughout the process
* Ensure all property records are maintained accurately, including lease agreements, tenant contact information, and financial transactions
* Oversee General Contractor and ensure timely delivery of new construction product
* Other duties as assigned.
Qualifications
* Bachelor's Degree
* Minimum of 5-10+ years of commercial leasing experience
* Proven track record of successfully executing real estate transactions, including site selection and lease negotiation
* Experience on both the Landlord and broker side of the business highly preferred
* Strong analytical skills and proficiency in market research, financial analysis, and risk assessment
* Excellent negotiation skills and the ability to build and maintain effective relationships with landlords, developers, and other real estate stakeholders.
* Excellent communication skills, both written and verbal, with the ability to articulate complex concepts and influence key stakeholders.
* Proven ability to manage complexity and bring structure to complex and ambiguous environments with a process-driven mindset.
* Demonstrated track record as an outstanding problem-solver.
* Must be agile to quickly adapt to new information, systems, processes.
* Mastery of MS Office, advanced excel preferred.
* Ability to quickly identify key issues and develop action plans
* Ability to work with different stakeholders, groups, cultures
* Ability to collaborate effectively using broad range of influence styles to drive desired results
* Exceptional listening, verbal and written communication skills with proven ability to communicate effectively with senior executives and throughout all levels of an organization
* Approaches conflicts as opportunities; understands others quickly; can find common ground without comprising total position
* Demonstrated ability to work across functional and geographic boundaries is required
* Demonstrated ability to develop deep insights, uncover unmet needs, drive innovation, inspire, develop, collaborate and lead within a regional team is required
