Description THE ROLE: REAL ESTATE MANAGER - NYC The Real Estate Manager will oversee and be responsible for all activities related to Levain's real estate site selection and lease negotiation in existing and new markets. The role will deliver the targeted number of potential Levain sites executing against the defined growth strategy, using detailed analysis of market studies, predictive proformas, existing location operating results, and industry growth trends. This role will also manage a large network of independent brokers and contracted legal support to ensure effective site selection, production, and lease execution. This position will play a critical role in reaching Levain's overall potential in sharing our unrivaled bakery experience with the world. This role will work under the direction of and report into the Chief Real Estate & Strategy Officer. What you'll do:
  • Prepare all market studies, reviews and evaluates proforma P&L, as well as other detailed analysis, prepare site presentation packages, and prepare reports required to meet company standards.
  • Responsible for expanding & managing a broker network throughout the country.
  • Prepare each Real Estate Committee (REC) package and presents to Real Estate Committee for approval.
  • Negotiate real estate transactions with property owners involving the acquisition of property by lease.
  • Review and revise all lease documents associated with each real estate transaction with outsourced legal counsel.
  • Partner with the Design & Construction team to monitor and track all bakery builds allowing Levain to hit yearly open targets.
  • Maintain current and thorough documentation detailing negotiations and conversations with regard to each individual transaction which may involve interaction with developer and landlord representatives, in-house counsel, design, and construction
  • Actively participate in departmental meetings, industry meetings and related industry functions.
  • Provides bi-weekly pipeline and leasing updates to all appropriate parties
  • Support in the build out of the broader Development team as the company grows
  • Manage and negotiate a portion of the company's lease renewals each year.
  • Identify and implement retail/leasing trends across various cities and across F&B more broadly Additional roles and responsibilities required to meet the company's goals and priorities
What we're looking for:
  • 5-7 years of experience in corporate site selection, commercial brokerage, or retail development.
  • Bachelor's Degree is required; major study in Business, Real Estate, Engineering, or related field is highly desired. Equivalent experience in commercial real estate, building management or construction may be considered as an offset.
  • Previous experience in urban retail & national leasing
  • Working knowledge of development process with strong project management skills and ability to coordinate multi-stage, multiple projects with ease.
  • Ability to build strong relationships and partnerships with both internal and external parties (Design, Construction, Operations, Brokers, Property Developers and Landlords, various Consultants).
  • Intermediate computer skills in Word, Excel, Power Point and all Microsoft Office software.
  • Strategic thinking skills with the ability to balance the long-term objectives with day-to-day tactical realities.
  • Excellent oral and written communication skills with the ability to work collaboratively with cross-functional team, executive staff, and field personnel.
  • Ability to travel approximately 50% of the time.
  • Passion for what you do - you enjoy the process of creating something from start to finish and are motivated to continuously hone your craft and technique.
  • Adaptability and flexibility - you recognize that in the food industry, anything can - and will - happen and you're able to calmly troubleshoot issues.

Compensation:
  • $150-175K plus 15% bonus potential
