The Atlantic Group has partnered with a private equity real estate firm based in Stamford, CT. They have an immediate need for a Commercial Real Estate Paralegal to join their team.
COMMERCIAL REAL ESTATE PARALEGAL
Position Overview: The Commercial Real Estate Paralegal will serve as a key contact for all lease-related legal matters across the company portfolio. This position will report to the Managing Director - Leasing and work closely with the Construction/Property Operations, Accounting, and Acquisitions departments, as well as tenants and outside counsel.
Work Schedule: 5 days a week in office but flexible when needed
Essential Functions:
Assist with all tenant negotiations, including but not limited to new lease agreements, renewals, amendments, assignments, SNDAs, NDAs, franchise agreements, defaults, terminations, and settlements
Work with outside counsel on national tenant lease negotiations, as well as on compilation of lease exhibits and due diligence materials
Draft all lease documents, legal notices, waiver requests, and all formal Landlord notices, requests or approvals
Review and redline LOIs, providing recommendations on proposed terms and language
Review tenant-prepared lease documents
Assist with processing tenant option notices and renewals
Maintain lease, exclusive use, prohibited use, and restriction abstracts
Assist with due diligence process on Assignment applications, financial review and proposals; conduct initial legal review of existing lease and legal outline
Conduct lease reviews and prepare Tenant Estoppels and SNDAs associated with property acquisitions, dispositions, and refinances
Serve as a key contact for Yardi Retail Manager with respect to deal input and workflow processing
Maintain accurate lease data and tenant contact information across Yardi, Outlook, and backup files
Monitor and track unit status, shopping center occupancy thresholds, leasing activity history, lease expiration dates, completed deals, and dead deals across the company portfolio
Track key dates from lease execution to delivery of possession, timing on plans, permits and rent commencement; preparing and sending Rent Commencement Letters/CDAs
Communicate tenant lease activity and distribute copies of lease documents and notices to relevant parties
Maintain company standard lease forms, amendments and templates, updating language as needed
Maintain standard Lease exhibits, sign criteria, etc.
Qualifications:
Bachelors degree from an accredited college or university
3-5+ years of Paralegal experience within the retail real estate industry. Prior experience working with national and regional retailers is a plus
Prior experience drafting lease agreements and negotiating terms with tenants and outside counsel
Prior experience working with Yardi and/or other similar real estate industry software products
Ability to adapt quickly to new technology and work with others in implementation of new assignments
Proficient in Excel, Word, and PowerPoint
