We are a publicly traded company and a top performer on the NASDAQ both in our results and our return to our investors.About the Role:The Real Estate Project Manager is responsible for and oversees the coordination of construction management (new builds, renovations, re-image projects, damaged properties), complicated landlord disputes, complex property management issues, including due diligence, site preparation, budget development and compliance and permitting, while effectively communicating project status and issues to upper management.This role necessitates strong leadership and organization to plan, coordinate and execute re-image projects involving multiple Company departments as well as external consultants, project managers, vendors and contractors. The Manager will be responsible to oversee all aspects of the re-image project to ensure the successful completion of the re-image project within the established budget.Compensation: The salary range for this role is $75,000 - $85,000. Pay will be determined based on experience level.Essential Duties & Responsibilities:Supervise and track construction project progress and create reports to monitor schedules, timeline, progress and ensure that projects are completed on time and within budget to promote accountability and successful project completion.Proactively and effectively communicate progress and issues and concerns with respect to construction projects to the senior leadership team. Effectively source internal and external resources necessary to plan and execute projects and solve issues as they arise.Maintain and develop relationships with developers, brokers, contractors, vendors and related networks to promote and support the Company's real estate strategy.Review and oversee eminent domain actions and road takings.Manage and develop real estate related operating activities, such as new store development, re-image and rebranding projects and site selections.Plan, manage and execute on all aspects of construction projects; coordinate and manage all involved Company departments and external contractors and vendors.Prepare financial analysis and develop budgets related to construction activities.Coordinate interdepartmental communications for store opening and closings.Bachelor's Degree3 or more years' experience in real estate and/or construction with an emphasis on development, market analysis and project managementUse good judgement to reason through problems.Proven track record in total project management including managing construction teams; preferably with a focus on retail rebranding/remodeling projects.Ability to understand construction plans and processes to assure on time and on budget development; ability to effectively and efficiently mitigate and resolve construction-related issues as they arise.Strong planning, organizational and project management skills; a process driven leader.Fosters an environment where people are encouraged to speak up to openly debate and manage projects, solve problems, discuss challenging issues, or learn more about critical issues as a group.Highly effective at developing individuals in order to delegate responsibility and to achieve high performance levels through a highly motivated team.Capable of using technology to monitor projects in real time and coordinate with multiple stakeholders to successfully track and complete projects and promote accountability.Sets continually higher goals that are ambitious but realistic for self and team and are tied directly to organizational objectives.Excellent written and oral communication skills, presentation skills, and strong human relations skills.Travel up to 20%.Valid driver's license requiredClosing Statement:This brief summary is not an all-inclusive description of job duties.
