Wisconsin Management Company (WMC) is hiring an experienced COMPLIANCE AND LEASING PROPERTY ASSISTANT to join our office team in the Adams/ Wautoma, WI area. - Work with the leasing up teams to ensure all incoming applications and appropriate, consistent decisions are made regarding approval of applications
- Ensure resident qualifications, determinations and compliance procedures are consistent with current agency regulations and contracts
- Validate and ensure that proper and current forms, policies and procedures are used, and validate and submit reports monthly, quarterly, or annually to the appropriate parties
- Coordinate efforts to ensure lease up files as completed by managers/leasing agents; verify organization, content, completeness, accuracy, etc.; assist with compilation
- Complete the affordable leasing workflow as needed in the online application system, and verify supporting documents
- Interface with local affordable agency representatives through periodic compliance reviews and during the normal course of business as needed
- advise recommendations and/or corrections to files.
- Provide guidance to affordable leasing and management employees through the review of reports in Yardi.
- Monitor set-asides such as ELI requirements, elderly restrictions (at senior properties) to ensure accurate designations.
- Review backup documentation received
- Ensure Waiting list compliance
To perform this role successfully, you'll need:
- High school diploma or general education degree (GED); and two years related experience and/or training; or equivalent combination of education and experience.
- Minimum of 2 years of experience in LIHTC, RD, Project Based Sect-8 compliance programs, regulatory requirements programs and managing affordable housing.
- Compliance Specialist Certification required. C3P LIHTC, TCSA, TaCCs
- Experience with lease file audits, standard preparation and oversight
- Ability to fluently read and write English, accurately perform intermediate mathematical functions and use all on-site resident management software functions, bi-lingual is a plus
- Must be self-motivated and willing to take initiative
- Must possess strong organizational skills and be a people person
- Must be adept to using Microsoft Office and have sufficient general PC skills, experience with Yardi is a plus
- Must be extremely organized and very detailed in approach
- Effective problem solving, interpersonal relations and communication skills to work both independently and on teams.
- Displays willingness and ability to make decisions.
- Must have reliable transportation
8-4:30 or 8:30-540 hours per week.
