Your Impact: As the Regional Property Manager, you will be the architect of our portfolio's success, steering its operational and financial performance with precision and foresight. Key Responsibilities:

  • Strategic Leadership
    • Serve as the direct supervisor to Property Managers, orchestrating the seamless operation of our portfolio with an unwavering focus on excellence.
    • Craft and implement strategies that enhance vacancy and occupancy management, ensuring optimal performance across all properties.
    • Spearhead marketing initiatives with a sharp eye for innovation, continuously elevating our brand presence and appeal.
    • Scrutinize financials, approving expenditures within budgetary constraints, and identifying opportunities for increased efficiency and profitability.
    • Conduct meticulous community inspections, ensuring every aspect meets our high standards of quality and market readiness.
    • Collaborate with Community and Asset Managers to design and monitor annual budgets, adjusting strategies as needed to maintain peak financial health.
    • Oversee rent management and resident selection criteria, ensuring our communities attract and retain the best tenants.
    • Negotiate and evaluate contracts with a focus on value creation and sustainability.
  • Resident & Customer Relations:
    • Act as the ultimate problem-solver, swiftly addressing and resolving escalated resident complaints with empathy and effectiveness.
    • Engage proactively with tenants, nurturing relationships that promote satisfaction, loyalty, and long-term retention.
    • Respond to negative surveys and review feedback with a solution-oriented mindset, turning challenges into opportunities for improvement.
  • Employee Excellence:
    • Inspire and guide your team, monitoring performance and productivity with a keen eye for talent development.
    • Conduct thorough annual performance reviews, making informed decisions on hiring, firing, and staff adjustments.
    • Provide ongoing coaching and mentorship, fostering a work environment where every employee feels valued and empowered to excel.
    • Navigate employee conflicts with diplomacy and fairness, maintaining harmony and a positive team spirit.
    • Uphold the highest standards of confidentiality in all personnel matters.

Additional Responsibilities:

  • Serve as the primary liaison between the Owner and Owner's Representative, ensuring clear, consistent communication and alignment of goals.
  • Lead meetings with authority and clarity, effectively conveying information and driving decision-making.
  • Coordinate staffing and office setups for new communities, ensuring a smooth, efficient transition.
  • Articulate complex data and insights clearly and persuasively, both in written and numerical formats.
  • Maintain a professional appearance and demeanor, embodying the company's values in every interaction.
  • Prepare comprehensive Regional Portfolio reports as required, providing actionable insights to drive success.
  • Commit to continuous learning, participating in educational opportunities to stay at the forefront of industry trends and best practices.
  • Take on additional duties as assigned, always with a mindset of excellence and a commitment to adding value.

What You Bring:

  • Educational & Professional Background:
    • High School Diploma required; College Degree preferred.
    • A minimum of 3+ years of property management experience is essential. Experience with AppFolio is a significant plus.
    • Proven track record of leadership in property management, with strong organizational and decision-making skills.

  • Technical Proficiency:

Additional Requirements:

  • Valid driver's license, insured vehicle, and the ability to travel between properties.
  • Availability to respond to emergencies outside of normal business hours.
  • Ownership of a smartphone, with a willingness to use it for company purposes.
  • A clean criminal background, demonstrating a commitment to trustworthiness and integrity.
