Under the direction of the Sr. Director, the Regional Facilities Director is responsible for ensuring and providing maintenance cleanliness and upkeep of the building and grounds. This includes the ability to trouble shoot and problem solve in a proactive and cost-effective manner. Travel required. Completes routine inspections of sites and properties. Assures compliance with agency standards and all regulatory / funding requirements.

Responsibilities
Respects and maintains resident confidentiality and demonstrates a caring, positive attitude toward all residents (as per respect policy), staff and guests. Makes sure that the Facilities Coordinators (FCs) are completing the necessary repairs of the building, equipment, and machinery, as well as lights, plumbing, windows, screens, carpet, tile, and simple carpentry needs, along with interior and exterior painting as needed are obtaining bids for larger projects in coordination with the Directors. Also ensures that the FCs are preparing resident's rooms for new admissions, which may include maintenance of the room itself and the moving of furniture and equipment as required, and that they are maintaining ongoing contact and monitoring of the lawn care and snow removal companies, as well as keeping the walkways and exits shoveled and salted as needed. Assures that all property outside of the building is properly maintained and cleaned as needed by the Facilities Coordinator, to include the picking up of any trash, cigarette butts, or any other debris on the property. Also, they are scheduling, implementing, and tracking monthly fire drills as per OMH (Office of Mental Health) regulations as directed and completing monthly inspections of all fire safety equipment according to OMH / Quality Management guidelines. The FCs should also be coordinating work orders with the Programs Supervisor or designee to ensure that deadlines and priorities of the program are met. Ensures each site has & maintains the contracts for the preventative maintenance of the following: generator, fire extinguishers and Ansul system, sprinkler system, fire alarm, elevator, HVAC system (boiler, roof top units, air conditioner heater unit), water treatment and pest control. Gathers price estimates for major repair work and reviews them with the Director. Works with the Directors to ensure that all OMH/HCR, and other funders physical plant issues are successfully addressed according to DePaul's Physical Plant Standards. Assumes on call responsibility during physical plant emergencies. Participates in, schedules, and tracks staff meetings and in-services. Works independently and with other maintenance staff to ensure that deadlines and priorities of the agency are met. Follows all safety rules and regulations for self, residents, and staff. Maintains tracking systems for each service and site. Coordinates scheduling of services and required follow-ups with site staff where applicable. Provide training for new staff as needed in job description, physical plant standard and expectations. Supervise and provide guidance to Facilities Coordinators on a schedule basis. Schedules / provides staff coverage for routing duties and coverage for site specific needs. Completes purchasing card expense reports, papersave system approval, timecard approvals, gas receipts, permits, and required paperwork for the facilities department in compliance with agency policies and approval limits. Maintains databases for assets, purchases, planned replacements, and updates for each site in region. Establish and maintain relationships with vendors and service providers in consultation with Director of Project Management. Perform full quarterly inspections at each site, with designated staff, and prepare reports for Senior Director. Coordinates any needed corrective action with appropriate supervisory, and/or facilities staff. Visually inspects each site's grounds common areas, and curb appeal at least monthly. Establish and complete periodic site inspections to maintain DePaul standards and ensure compliance with funding and regulatory bodies. Monitors contracts to ensure all are current and in place. Obtains quotes as needed in coordination with purchasing and per accounting policies and procedures. Assesses adherence to terms, and addresses concerns with vendors as appropriate. Coordinates with other departments to ensure facility needs are adequately met and maintained including scheduled outages, notice of scheduled work, deliveries and other as needed. Works with the Director of Project Management to identify maintenance needs, current, short term, and long term. Qualifications
Education & Experience: High School Diploma or GED required. Trade or industrial arts coursework required. Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals required. At least three years of work experience in providing hands on maintenance in a large facility to include electrical, carpentry, painting, plumbing, and minor repair work. Must be able to lift at least 70 pounds. Must have the ability to multitask and develop and implement systems for facilities and maintenance activities. Computer skills required and the ability to communicate professionally in person, by phone, in writing and electronically. Prior supervisory experience required. Travel to scattered sites is required. The use of one's personal vehicle may also be required.

Work Environment
Office location is flexible. Travel throughout the Buffalo region required on a daily basis.
