The Regional Director of Facilities is responsible for maintaining all properties owned and managed by Michaels Management Affordable, located in the assigned Region. This position is responsible for identifying property facilitys needs, generating Request For Proposals (RFPs), soliciting contractors, overseeing renovation and capital improvement projects, ensuring that all projects and capital improvements are completed within quality standards, on time, within budget and with internal and external communication that meets best practices. Additional responsibilities include coordination with the appropriate operations leadership and senior leadership within Michaels Management Affordable, as well as external stakeholders.
Responsibilities:1. Assist Regional Property Managers, Community Managers and Superintendents in completing capital projects.
2. Work closely with Regional Vice Presidents and Regional Property Managers to develop plans for annual capital improvement projects as they relate to owned and managed properties.
3. Work closely with Regional Vice Presidents and Regional Property Managers to develop the annual maintenance programs for owned and managed properties.
4. Ensure that the Company and/or Owners objectives are being achieved.
5. Ensure compliance in regards to company programs, RD, REAC, HUD, ADA, OSHA, insurance and licensing programs, all regulatory programs, and inspections.
6. Responsible for responding to emergency and disaster events, assessing property damage, meeting and negotiating with insurance adjusters and contractors, developing RFPs and contracts for repairing damaged properties, and monitoring progress of repairs.
7. Responsible for all aspects of the delivery of designated project management services, property maintenance and facility services.
8. Ensure that the activities necessary for property renovation and/or capital improvement projects are monitored and documented.
9. In conjunction with Regional Vice Presidents and Regional Property Managers, develop timetable for approved capital, renovations, heavy/light maintenance projects, and formulate the project budget.
10. Administers the project budgets by monitoring spending, reviewing and approving vendor and contractor invoices for payment and following the Companys policies and procedure related to accounting and accounts payable.
11. Ensures that all construction work performed is in compliance with the Companys safety standards and applicable ordinance and building codes projects by staying informed about relevant codes, ordinances, and permit requirements, and by preparing and/or submitting required documentation and other information to appropriate agencies.
12. Administers the project budgets by monitoring spending, reviewing and approving vendor and contractor invoices for payment and following the Companys policies and procedure related to accounting and accounts payable.
13. Ensures that all construction work performed is in compliance with the Companys safety standards and applicable ordinance and building codes projects by staying informed about relevant codes, ordinances, and permit requirements, and by preparing and/or submitting required documentation and other information to appropriate agencies.

Qualifications:Required Experience:
Experience in the capacity of regional facilities director or similar title, or managing a maintenance team for a large-scale (400+ units) residential property, as well as experience as a general contractor. Minimum 5 years in the multi-family industry.

Required Skills and Abilities:
Ability to travel as required to various communities and corporate headquarters to meet with community and management staff, contractors, and insurance adjusters.
Working Conditions:
Will work both in an office environment, and will also work in a maintenance shop when traveling to visit maintenance staff at various communities. May occasionally be exposed to chemicals, cleaning solvents, etc. when traveling to various communities.
