The Regional Maintenance Manager will anticipate, identify and report any and all maintenance related concerns noted within their assigned region. Maintain a safe work environment, cultivate resident satisfaction and protect the investment of the apartment property owner.The Regional Maintenance Manager will act as a troubleshooter, trainer, ambassador and mentor to new and existing employees.Qualifications
- Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, ICC, Fair Housing, etc.
- Accurate and timely computer reporting on a daily, weekly, monthly basis.
- Follow the weekly work schedule provided by the Regional Director or designee, (unless redirected due to change in priorities).
- Assist in skills training and development of staff as assigned.
- Follow established MG Properties Group Policies & Procedures at all times.
- Maintain documentation of all completed work at MG Corporate Office.
- Attend regularly scheduled Executive Safety Meetings and provide written Department action plan and follow up.
- Participate in all due diligence inspections, complete and submit reports for all new acquisitions.
- Assist with the Management Integration of new communities.
- Coordinate due diligence requirements and materials for dispositions.
- Attend scheduled corporate management meetings, usually at the corporate office.
- Facilitate recruiting efforts of maintenance staff within region to include interviews, maintenance assessments and job fairs within region.
- Conduct consistent monthly new hire training for all new team members within region.
- Orient, train and assist in development of all subordinate maintenance staff. Instill a safety first attitude with all staff.
- Instruct and monitor staff on proper use and guidelines for wearing required safety items.
- Oversee selective maintenance training programs and initiatives.
- Focus on improved Risk Management practices throughout portfolio (claims reduction).
- Maintain and communicate HAZCOM standards.
- Maintain thorough knowledge of pertinent laws for EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
- Maintain awareness of the condition of the physical property throughout the communities and entire portfolio to ensure correction of unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
- Maintain accurate records on assigned projects, construction rehabs, liability risks and preventative maintenance.
- Tool inspection and comprehensive inventory on annual basis.
- Establish and oversee MG Corporate office (TI's and routine maintenance issues).
- Daily communication with maintenance staff on both a proactive and reactive basis.
- Monthly written maintenance reports and action items on entire MG portfolio.
- Assist property staff in optimizing maintenance programs.
- Conduct orientation training for all newly hired maintenance personnel.
- Maintain state of the art knowledge of new maintenance techniques and programs.
- Diagnosis, supervises and performs minor routine maintenance/repair involving the following on a daily basis:
- Plumbing (including water lines)
- General Carpentry
- A/C and heating systems (if certified)
- Appliances (when applicable)
- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Tile, carpet, flooring
- Roofing, gutters, fasteners, ceiling leaks
- Interior/exterior lights
- Fireplaces, ceiling fans
- Gas fixtures and appliances (where applicable)
- Shutters, doors, cabinets, windows, sliding glass doors
- Boiler, gas and electric
- Door locks, P.O. boxes and locks
- Security systems (where applicable)
- Ceiling leaks
- Walls and drywall
- Pool areas, tile Jacuzzi, pool furniture
- Basic computer skills
- Report all major repairs and requisitions to manager prior to any expenditure of funds.
- Ensure open communication with subordinates, document any disciplinary actions.
- Assure and perform work area clean-up and safety related duties.
- Ensure storage areas remain locked when not in use.
- Turn in receipts and submit credit card allocations to Accounting in a timely manner.
- Learn MG Properties specific software.
- Assist with disturbances and other property emergencies during business hours.Knowledge, Experience, Educational Requirements:
- Requires a minimum 5 years experience in property maintenance, construction or equivalent field.
- Basic computer skills.
- High school graduate or Equivalent.
- Valid driver's license and insurance certification.
- Knowledge of basic mechanical concepts.
- Ability to travel as a regular part of the position.Compensation and Benefits
- $105,000-$115,000 annually DOE
- Accrues 10 days Paid time off per year.
