The Regional Make Ready Manager is responsible for ensuring the supply of available/ready units for their assigned area/region, etc. Responsible for efficient and cost-effective turnaround of apartment make readies. Responsible to coordinate with Property Managers and Maintenance Superintendents to ensure that high quality rent ready units are ready for scheduled move ins and meet monthly production volume goals. Procurement of vendor partnerships and necessary materials to facilitate production workflow. Management of Make Ready dashboard & Yardi performance metrics at assigned properties. Ensures the completion of unit turnovers within company standard of 3-5 days. Essential Functions: Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
- Ensure the Make Ready units are completed in accordance with time, budget and quality expectations.
- Utilize the YARDI database to manage Make Ready process, including creation and update of purchase orders.
- Ensure that work orders are completed and closed for each make ready unit upon turn.
- Review final product and sign off on work
- Perform Quality Control checks throughout the Make Ready process for technicians and subcontracted work, to ensure time and quality expectations are met.
- Create Scope of work for available units
- Responsible for procurement for materials and supplies necessary for the unit's readiness.
- Obtain, analyze and present competitive bids to regional, VP and PP Director in a timely manner
- Prepare General Service Contract for review by Director or Assistant Director of Physical Plant
- Schedule work with contractor taking property's needs into account
- Oversee/Communicate with contractor and site teams as work is taking place
- Ensure that all policies, procedures, standards and reporting requirements are effectively adhered to and properly implemented and delivered accurately, timely.
- With Property Manager (Regional, if needed) Coordination and scheduling, of resources (staff, vendors, etc) in support of leasing, make ready and financial goals, requiring daily communication with PM, MS and regional (when necessary).
- Generate and review appropriate weekly and monthly maintenance reports to determine if there are any current or potential issues. Makes recommendations for solutions and ensures solutions are implemented by appropriate staff.
- Responsible for meeting outlined budgetary requirements and forecasting volume and cost overages.
- Responsible for ensuring vacant units are turned over in 3-5 days, in order to avoid the loss of any rental income.
- In partnership with regional and property leadership, train, coach and mentor team members.
- Regularly prioritizes analysis of process in order to identify opportunities to maximize efficiency and cost-effectiveness and communicate recommendations to supervisor. Implement and support execution of approved recommendations.

- Project Management experience preferred
- High School diploma or equivalent required, Associate's or vocational degree preferred
- Bilingual in English and Spanish preferred.
- Experience in Microsoft Office Suite and Property Management Software(s) required, Yardi experience preferred.
- Successful completion of a background check and drug screening required.
- Valid Driver's License and clean driving record required.
