We have an opportunity for a Regional Property Manager to oversee a portfolio of communities within our Atlanta market. You are a good fit if you have had progressively more responsible roles managing multifamily properties and accountability for operational and financial performance of a portfolio of properties; previous experience with Yardi is a plus.ESSENTIAL DUTIES AND RESPONSIBILITIESOperational Management
- Provide strategic leadership and support to Community Managers and onsite teams so that properties can meet or exceed financial and occupancy goals; develop and implement plans to course correct as appropriate.
- Conduct monthly and quarterly financial reviews for each community with senior leadership, review variances, status of capital projects and any other issues impacting the properties or staff.
- Consult with revenue management team to ensure effective pricing strategies, based on review of market surveys, market comps and occupancy levels.
- Partner with marketing department to evaluate and implement marketing plans and advertising plans based on market conditions and trends, as well as proactively monitor all online reputation platforms and address unfavorable ratings and reviews with a strong resident focused mindset.
- Collaborate with leadership to develop and maintain maintenance budgets and capital project plans for portfolio.
- Review delinquencies and bad debt and make recommendations for corrective action.
- Build and maintain strong relationships with corporate business partners, vendors, contractors and community organizations.
People Management
- Oversee employee recruitment and retention, engagement and performance management.
- Coach and mentor community managers to develop effective leadership and management skills, by conducting frequent community walk throughs, reviewing sales and maintenance performance as well as financial statements and discussing capital development plans.
- Ensure all team members are adequately trained to be successful in their roles. Recommend additional training as appropriate and review career path planning and professional development plans.
- Provide regular meetings to teams to ensure understanding and commitment to the company's mission, vision and values, as well as DEI initiatives, fair housing and wage and hour laws.
- Partner with human resources as appropriate to manage and correct performance issues in a timely and productive manner.
- Instill a customer service orientation for every interaction with a prospect, resident, team member or outside party.
Physical Community Oversight
- Regularly inspect properties with managers to ensure physical appearance and grounds meet company's standards, review quality of vendor work and discuss any maintenance and repair issues.
- Provide leadership for large community loss claims, including initiating emergency vendor selection, partnering with risk management department on insurance claims and addressing any resident issues on a timely basis.
Organizational Support
- Assists with due diligence activities for potential acquisitions and dispositions.
- Represent and champion the company at local, regional and national industry events.
SUPERVISORY RESPONSIBILITIESThis position oversees all community employees in their respective portfolios with each Community/General Manager of each community reporting directly to them.EDUCATION AND/OR EXPERIENCE
- Minimum 5+ years of experience as a Regional Manager for multifamily properties and supervisory experience required.
- Bachelor's degree in business administration, management, or related field preferred.
- Possession of or willingness to pursue an industry accreditation a plus (NALP, CAM, etc.)
- Demonstrated understanding of the Atlanta market and its trends, along with jurisdictional legal knowledge highly preferred.
- Proven track record of progressive responsibility in multifamily property management, including multi-site or regional management leadership.
- Experience working in a publicly owned company a plus. Candidates with a background in third-party management will be considered, but a strong alignment with Elme Communities' organizational structure is essential.
- Proven success managing, motivating, and developing people teams.
- Strong strategic mindset and ability to provide guidance to senior leadership, for both short-term and long-term objectives.
- Advanced proficiency in MS Office and property management software. Familiarity with Yardi and MIQ a plus.
- Strong knowledge of federal and state fair housing and wage and hour laws.
- Strong communication skills, including proven ability to build relationships at all levels of an organization.
- Connections with or willingness to partner with the Atlanta Apartment Association a plus.
