Description & Requirements Come join the Real Estate family at In-N-Out Burger!We have an excellent opportunity for a full-time Regional Real Estate Manager based in the Southern California area. The Regional Real Estate Manager reports directly to the Department Manager of Real Estate for In-N-Out Burger. This person will be responsible for new store acquisitions and store development for In-N-Out Burger in California, as well as surrounding states. General Responsibilities
- Serve as a real estate contact for In-N-Out Burger
- Responsible for generating new restaurant/store locations in assigned territory
- Research, create and manage market strategy in connection with new store opening goals; Understand local market conditions
- Select and manage local brokers to implement market strategy and identify sites
- Prepare, tour and present real estate packages to executive committee for approval
- Negotiate LOIs, Ground Leases, and Purchase/Sale Agreements in collaboration with legal teams to acceptable In-N-Out standards
- Collaborate with design, development and construction teams on site plan, project development, and related timelines to meet new store opening goals
- Provide professional real estate expertise within the specified market
- Works extensively across internal functions and with external partners, including, but not limited to: operations, legal, finance, construction, developers, landlords, governmental authorities and neighborhood groups
- Participate in weekly calls and meetings with corporate via conference calls and in person
- Attend ICSC events and other networking functions on behalf of In-N-Out Burger
Work Schedule + Benefits
- Full-time, Exempt
- Pay Range is $134,000 - $180,000 The above represents the expected pay range for this job requisition. Ultimately, in determining your pay, we will consider your experience and other job-related factors.
- Office location: Baldwin Park Real Estate Office
- Travel time: 50% of the time will be spent in the field; will require occasional overnight travel for territory management and various meetings

Qualifications
- Bachelor's Degree in Real Estate, Business, or related field
- 5+ years demonstrated experience in:
- Retail or Restaurant real estate development
- Commercial real estate management in a restaurant, quick service restaurant, or retail environment. Quick-service restaurant with Drive-Thru experience a plus
- Site selection/deal making experience in the restaurant industry (required), preferably quick service restaurants
- Business and Negotiation acumen in real estate; Demonstrated deal making ability
- Excellent verbal and written communication skills, presentation skills, and strong relationship skills
- Strong customer service orientation
- Creative problem solving abilities and outstanding organizational skills
- Tech savvy; Strong computer proficiency; Excellent in MS Office applications and GIS applications
- Strong attention to detail and good time management
- Highly motivated, self-starter
