Job Responsibilities
The Resident Manager/Superintendent, responsible for:
- Supervise, lead, and motivate a seasoned building staff of handymen, porters, and 24-hour staffed concierge desk to 1) improve building operating efficiency and 2) offer tenants the highest level of customer service expected from a luxury apartment building.
- Efficiently manage and respond to all building work orders and tenant requests for repairs in a timely and professional manner using Building Link. Ensure that all building work is adequately tracked and monitored through these systems.
- Supervise the turnover of apartments in an expeditious and cost effective manner to ensure available units are available to market in mint condition in as short a period as possible. Coordinate with Property Manager and Leasing staff on the management of building turnover and move-ins of new tenants.
- Supervise and ensure high quality execution for all building work done by external vendors and third party contractors. Continuously review existing contracts to ensure they 1) offer the most cost effective solution for services provided and 2) remain competitive in current market environment.
- Daily inspection, monitoring and maintenance of all building systems including but not limited to boilers, cooling towers, HVAC, plumbing, electrical, cable/telecommunications, security, standpipe and sprinkler system, etc.
- Highly skilled in 1) diagnosis of potential problems that may arise in the physical plant and 2) implementation of proactive and cost effective solutions that offer minimal disruption to tenants.
- Supervise the daily janitorial upkeep of all building common areas in a manner expected of a luxury rental building.
- Ensure building and grounds are in compliance with all required city, state, and federal ordinances.
Qualifications
Technical Skills
- Extensive technical background and direct experience in the diagnosis, monitoring and maintenance of different in-apartment and overall building systems.
- Direct experience and understanding in the diagnosis, repair, servicing, and maintenance of Packaged Terminal Air Conditioner (PTAC) units / Heat Pumps / RTU units and other common area split system units.
- Strong mechanical experience a requirement with a greater understanding of Gas Powered Condensing Boilers AERCO Units, Cooling Towers and multi zone water distribution centers.
- Experience using Building Link and Key Link to track building activity and develop management reports on staff utilizations and tenant interactions.
- Ability to troubleshoot and replace domestic cold water and hot water circulating pumps, overhaul pumps when needed, perform annual preventive maintenance on mechanical equipment as needed and establish other cost effective maintenance procedures.
- Current FDNY S12 and S13 Certificates of Fitness & S95 Certificate of Fire Alarm Systems required.
Experience
- Ideal candidate will have previous experience as Assistant Resident Manager / Superintendent at a large scale luxury rental building.
- Applicants with extensive experience as a 1) handyman at a large scale luxury rental building or 2) Resident Manager / Superintendent at a comparable residential condominium / co-op would also be considered.
- References from relevant previous employers will be sought.
- College degree preferred but not required if prior direct experience and proven track record in a similar role can be demonstrated.
