Please visit our website for additional background on our business platform - www.secondavenue.com Job SummaryThe Resident Onboarding Applications Specialist plays a crucial role on our Onboarding Team, responsible for processing and reviewing lease applications efficiently and accurately. This position requires a detail-oriented individual with strong analytical skills to verify applicant information, ensure compliance with fair housing guidelines, and contribute to the smooth operation of our leasing process. The ideal candidate will have excellent verbal and written communication skills, the ability to manage multiple tasks, and a keen eye for detecting fraudulent activity.This position offers an opportunity to play a vital role in our leasing process, ensuring that we maintain high standards of accuracy and efficiency in our application reviews. The successful candidate will join a dynamic team of three, contributing significantly to our property management operations.Duties and Responsibilities
  • Process and thoroughly review applications, examining identification documents and income verification materials.
  • Verify the authenticity of documentation using digital forensics techniques.
  • Communicate directly with applicants and Market Managers to collect additional required documentation as needed.
  • Verify applicant employment by contacting employers.
  • Ensure applicants' income meets or exceeds monthly income requirements.
  • Set and double-check hold fee amounts.
  • Manage proprietary systems, including adding future residents, tracking dates, and ensuring insurance requirements.
  • Review application escalations with team leader and all declined applications before final decision.
  • Attend weekly Applications team meetings.
  • Learn new technologies to streamline the application process.
  • Audit files and related data for accuracy and completeness.
  • Work to optimize occupancy while maximizing effective leased rent.
Qualifications
  • Experience in residential property management or lease application processing preferred but not required.
  • High school diploma or equivalent required; associate or bachelor's degree preferred.
  • Strong analytical skills and attention to detail.
  • Ability to detect fraudulent activity in documentation.
  • Excellent organizational and time-management skills.
  • Proficiency in digital forensics techniques for document verification is a plus.
  • Strong customer service and interpersonal skills.
  • Ability to maintain confidentiality and adhere to Fair Housing Act regulations.
Education and Experience
  • Minimum high school graduate/equivalency required.
  • Proficient in MS Word, Excel, Adobe and Outlook, and the ability to learn other programs/software.
  • Ability to prioritize and multi-task in a fast- paced environment.
Job Competencies
  • Proficiency in computer skills, including Microsoft Office suite and property management software.
  • Excellent written and verbal communication skills.
  • Strong problem-solving abilities and attention to detail.
  • Ability to work efficiently in a fast-paced environment and meet daily application processing targets.
  • Knowledge of fair housing laws and landlord-tenant regulations.
  • Capability to analyze financial documents and detect inconsistencies.
