Job Description:
Overview: As an Estimator, you will be responsible for producing high-quality estimates that reflect the project's buildability within specified timeframes. You will define project scopes, gather bids from subcontractors, collaborate with the design team, and present competitive estimates to clients. Your role will include pre-construction analysis to identify potential issues and ensure the project's feasibility before construction begins. Key Responsibilities: 1. Estimate Preparation: - Develop comprehensive and detailed final estimates. - Present estimates to clients, providing various options for consideration. - Conduct thorough pre-construction analysis to ensure estimates reflect buildability. 2. Project Scope and Collaboration: - Conduct site visits with subcontractors to gather detailed information for accurate estimates. - Collaborate with clients and the design team to define project scope and ensure alignment with buildability standards. - Transition completed Scope of Work (SOW) to the project team, emphasizing buildability and potential challenges. 3. Technical Review and Pre-Construction Analysis: - Review architectural plans and compile queries for the design team to ensure all aspects of buildability are addressed. - Issue bid requests to subcontractors via Co-Construct. - Use BlueBeam for project markups. - Assess and address potential pain points and construction challenges during the pre-construction phase. 4. Quality Assurance: - Maintain continuity across all teams by documenting and communicating actions, irregularities, and ongoing needs, ensuring compliance with local jurisdictions, building codes, trade partner requirements, and company standards. - Review all estimates to ensure they meet Timeline's quality and thoroughness standards. 5. Professional Development: - Maintain professional and technical knowledge by attending workshops, reviewing publications, networking, and participating in professional societies. - Stay updated with industry trends and best practices in pre-construction services. 6. Project Management: - Manage multiple projects concurrently while meeting deadlines. - Occasionally crawl under homes or in attic spaces to assist with estimates and evaluate buildability on-site. Qualifications: - Education: Degree in civil engineering or a related field is preferred. - Experience: Minimum of 5 years in residential construction estimating. Experience estimating custom homes in the Bay Area is required. - Skills: - Excellent client interfacing skills, with strong listening and negotiation abilities. - Ability to anticipate and resolve potential conflicts proactively. - Capable of working independently and as part of a team. - Strong time management skills, production knowledge, and a sense of ownership over work. - Knowledgeable in residential building codes and buildability standards. - Proficient in organizing and effectively communicating both written and verbally. - Strong computer skills, including proficiency in the Microsoft Office Suite. - Highly detail-oriented. Physical Requirements: - Ability to sit for extended periods. - Ability to lift up to 20 pounds. - Ability to climb and descend stairs. - Ability to walk job sites as needed.
