Job Overview:

The Director of Land Development is a key leadership role, responsible for overseeing all aspects of land development for residential projects. This includes managing the planning, design, and execution of land development activities to ensure the successful delivery of high-quality, build-ready lots on time and within budget. The ideal candidate will have a strong background in residential land development, project management, and team leadership, with a deep understanding of regulatory processes and construction practices.

Key Responsibilities:

  • Land Acquisition Support: Collaborate with the land acquisition team to evaluate potential land opportunities, including site feasibility studies, due diligence, and financial analysis to determine project viability.
  • Project Planning and Design: Lead the development of master plans, subdivision layouts, and infrastructure design. Work closely with civil engineers, architects, and consultants to ensure designs meet company standards and regulatory requirements.
  • Budget Management: Develop and manage land development budgets, including forecasting, tracking, and reporting. Ensure projects are completed within financial targets.
  • Construction Oversight: Oversee site development activities, including grading, utility installation, road construction, and landscaping. Coordinate with contractors and subcontractors to ensure work is completed to specifications and on schedule.
  • Team Leadership: Lead and mentor the land development team, providing guidance on project management, problem-solving, and professional development. Foster a collaborative and results-driven work environment.
  • Vendor and Contractor Management: Establish and maintain relationships with vendors, contractors, and consultants. Negotiate contracts and manage performance to ensure quality and cost-effectiveness.
  • Risk Management: Identify potential risks related to land development activities and implement strategies to mitigate them. Ensure all safety standards and environmental protocols are followed.
  • Qualifications:

  • Bachelor's degree in Civil Engineering, Urban Planning, Construction Management, or a related field preferred.
  • Minimum of 3 years of experience in land development, with a focus on residential projects.
  • Proven track record of managing large-scale residential land development projects from inception to completion.
  • Excellent leadership and team management skills, with the ability to motivate and guide a diverse team.
  • Strong financial acumen, with experience in budgeting, cost control, and financial reporting.
  • Exceptional communication and negotiation skills, with the ability to effectively interact with various stakeholders.
  • Knowledge of local, state, and federal regulations related to land development.
  • Professional Engineer (PE) or AICP certification is a plus.
  • Working Conditions:

  • This role requires a mix of office work and fieldwork, with frequent visits to development sites.
  • Must be able to travel as needed to various project locations.
  • Ability to work in a fast-paced environment and manage multiple projects simultaneously.
  • Job Type: Full-time

    Pay: $125,000.00 - $160,000.00 per year
