Job Description:
Property Manager of Commercial / Residential Commercial/Residential Property Management plays a crucial role in maintaining and improving the value of commercial and residential properties. The candidate will be responsible for managing all aspects. The Property Manager will oversee tenant services, building maintenance, and contract administration. In addition, will negotiate renewal agreements, coordinate tenant functions, and handle tenant issues, housekeeping (maids), Lakehouse concierge services, Air BNB, new move-ins, new Property setup in Doorloop, keys, move-out handoffs, new commerical residential lawn serivce and any purchase order, purchase request functions for the Work Orders. Duties: Strategic planning, operational oversight, and financial management; Developing and implementing comprehensive strategies to enhance property value, including tenant satisfaction initiatives, cost-effective maintenance programs, and capital improvement projects; Overseeing daily operations of residential, commercial, and/or industrial properties, ensure efficient management and maintenance; Maximizing occupancy rates and rental income through property management strategies, policies and procedures; Manage vendors including developing key performance indicators to ensure all properties are maintained in top conditions; Train Property Management Department on any new software needed; Employ contractors to repair and maintain the building, plumbing, electrical, HVAC and operating equipment; Perform a variety of maintenance and construction duties involving 21 HVAC systems, plumbing, electrical and structural building and maintenance; Prepare financial reports, operations & capital budgets, quarterly re- forecasts and reconciliations; Implement a preventive and operational maintenance program geared to the specific needs of properties within assign portfolio; Prepare annual operating, capital budgets and year-end reconciliations and ensure operational compliance with industry and corporate standards; Oversee and maintain all new lease and lease renewal practices; Collect all Accounts receivables; Field, track and follow-up on building maintenance issues; Perform quarterly property inspections and make a detailed quarterly report; Set up new lease files; administer move-in and move-out procedures, inspections and reports; Track Certificates of Insurance for Tenants and Vendors; Establish, adjust and maintain lease activity on Project Summary Reports and Rent Roll Reports; Prepare and submit annual Operating expenses report; Abstract leases, amendments and certificate of insurance forms; and Supervise on-site management employees to ensure optimum performance. Qualifications: Bachelor's or Master's degree in business administration, real estate, or a related field. Extensive experience in property management is essential. Certifications a plus: Certified Property Manager (CPM) designation. Real Estate Management (IREM) certification Strong leadership, communication, and negotiation skills are crucial. Financial management, strategic planning, and problem-solving. A solid understanding of property management principles, real estate laws, and market trends is essential.
