POSTION SUMMARY:The Residential Property Manager is responsible for the comprehensive management of assigned residential and mixed-use properties, ensuring exceptional tenant/resident experiences, operational efficiency, and alignment with the company's goals. This role involves overseeing day-to-day operations, financial performance, and team leadership while fostering positive relationships with tenants, residents, and stakeholders. The Property Manager is accountable for maintaining high standards of service and property upkeep, ensuring compliance with relevant regulations, and driving a culture of excellence and continuous improvement.
ESSENTIAL FUNCTIONS:- Tenant and Resident Relations: Develop and maintain strong relationships with tenants/residents to ensure satisfaction and engagement. Address inquiries and resolve complaints promptly, fostering a welcoming and professional community atmosphere. Curate resident engagement opportunities and implement programs to enhance the tenant/resident experience.
- Operational Management: Ensure the proper functioning of building systems, including maintenance, janitorial services, and safety measures. Conduct regular property inspections and oversee necessary repairs and improvements. Enforce lease terms, including rent collection, move-in/move-out processes, and addressing tenant/resident compliance. Collaborate with the Maintenance Manager and other teams to ensure seamless operations.
- Financial Oversight: Develop and manage annual property budgets, including expense forecasting and cost control. Monitor financial performance, prepare variance reports, and oversee rent reconciliations. Ensure accurate and timely processing of invoices, purchase orders, and financial records.
- Vendor and Contract Management: Negotiate and manage service contracts for janitorial, security, landscaping, and other property needs. Monitor vendor performance, resolve issues, and ensure compliance with service agreements.
- Team Leadership: Lead, train, and mentor property management and administrative staff. Conduct regular performance evaluations and provide constructive feedback. Foster a collaborative and engaged team environment focused on accountability and operations excellence.
- Compliance and Safety: Ensure properties comply with applicable local and state regulations, including Fair Housing laws. Develop and conduct emergency preparedness training, evacuation drills, and safety protocols.
- Leasing and Marketing Support: Collaborate with leasing and marketing teams to achieve occupancy and revenue goals. Participate in prospective tenant/resident tours and coordinate move-in processes.
- Community Representation: Represent the company in community and industry organizations to build partnerships and enhance reputation.
- Other Duties: Act as the primary contact for property owners, preparing and presenting required reports. Support tenant improvement and capital projects, ensuring alignment with Asset Management, Finance & Accounting and Construction Management.
POSITION REQUIREMENTS:- Minimum of 5 years of experience in property management, including 2 years in a leadership residential property management role.
- Bachelor's degree in a related field or equivalent experience
- Real Estate Salesperson License or ability to obtain within 90 days.
- Proficiency in property management software such as Yardi (preferred).
- Work Schedule: Flexibility to work weekends, holidays, and additional hours as needed to meet the needs of the properties and residents. Typical work week is Monday through Friday during normal business hours and fully on site.
- Strong knowledge of building systems, maintenance protocols, and regulatory compliance.
