More about the role:

Reporting to the Director of Leasing, you will join our in-house leasing team to increase occupancy across our portfolio of properties. This position has a high income potential for the right person who is ready to utilize their negotiation, market research and communication skills to help bring quality tenants to open in our company-owned shopping centers throughout Florida and Georgia.

You would be joining a fun, dynamic, family-oriented company with a total of 28 employees

Leasing Associate will work independently within their portfolio with the support of the Director of Leasing and the rest of the leasing team.

This position will offer a base salary plus bonus as well as uncapped commissions.

Key Responsibilities

  • Lease Efforts: market vacant properties to attract potential clients, Canvassing existing retail businesses within the market, cold calling both national and local retail businesses, networking with brokers, creating e-blast and social media postings for assigned properties, attending events such as ICSC, Chamber of Commerce, BisNow, following up with previous inquiries, returning the calls and emails of prospects within 24 hours, meet with prospective tenants and brokers at properties
  • Market Research: Perform market survey analysis, create tenant mix analysis, create target list of 100 national/regional retailers by using the tenant mix analysis, analyze the subject property, compile beneficial articles and creating a leasing story board
  • Lease Transaction Process: Preparing, sending and negotiating letters of intent. Review of tenant's financials, landlord references, visit existing place of business, etc. ‐ Preparing lease approval forms. Review and negotiate leases. Process lease, including inputting tenant into CRM. Understanding local and national tenant leases to track upcoming lease expirations, understand option notice provisions of existing tenants at assigned properties. Working cohesively with property management and accounting to address any issues with existing tenants prior to renewal
  • Tenant relationship management: Throughout the lease term, provide best in class customer service to tenants addressing concerns and facilitating communication between Property Management, Accounting and tenant to maintain a positive relationship between tenants and Saglo.

Job Type: Full-time

Salary: Starting at $50,000 Base + Commissions (on new deals and renewals, see below)) + Annual Bonus

Commission Projections: 30% of the net commission after paying co-brokers will be earned by the Leasing Associate.

The combined compensation of base salary and projected commissions at an average level of production is between $100,000 - $150,000. This is not a guaranteed amount, to achieve this level of compensation, a level of deal production matching the industry average needs to be achieved.
