Job Summary:

The Retail Relationship Manager at Nine Oak Investments is responsible for building and maintaining strategic relationships with key tenants in targeted markets to drive property acquisitions. This role involves analyzing tenant store inventories, supporting site selection, and collaborating with internal teams to align acquisitions with tenant needs. The ideal candidate will have experience in tenant representation or real estate departments, possess strong market analysis skills, and excel in communication and negotiation. This position requires both independent work and teamwork, with the flexibility to travel as needed.

Key Responsibilities:

Relationship Development: Establish and nurture a strong network of very strong relationships with key tenants in targeted markets to understand their current and future real estate needs.

Inventory Analysis: Conduct thorough analyses of tenants' store inventories to identify gaps and opportunities for expansion or relocation.

Strategic Acquisition Support: Collaborate with the acquisitions team to identify and target properties that align with tenants' requirements and growth strategies.

Market Research: Monitor market trends, tenant activities, and competitive landscapes to provide actionable insights for strategic planning.

Site Selection: Assist tenants in selecting optimal sites for new stores or relocations, ensuring alignment with their strategic goals.

Negotiation: Facilitate lease negotiations between tenants and Nine Oak, ensuring terms for Nine Oak that support underwriting expectations and meet firm's return hurdles.

Reporting: Prepare detailed reports on tenant interactions, market conditions, and potential acquisition opportunities for internal stakeholders.

Cross-Functional Collaboration: Work closely with internal teams, including acquisitions, finance, and property management, to ensure seamless execution of tenant-related initiatives.

Problem Resolution: Address and resolve any issues or concerns raised by tenants promptly and effectively.

Required Qualifications:

  • Ability to leverage an existing network of retail contacts, within key tenant markets, to drive acquisitions and opportunities from day one.
  • Bachelor's degree in any discipline preferred or a mix of education and experience.
  • 3-5 years prior experience as Tenant Representative Broker, or relative experience.
  • Proven experience as a tenant representative broker or in a tenant's real estate department.
  • Strong understanding of real estate markets and tenant needs.
  • Excellent communication and relationship-building skills.
  • Ability to analyze market data and tenant information to drive strategic decisions.
  • Self-motivated and able to work independently as well as part of a team.
  • Able to travel by automobile and air as needed.
  • This demanding role may require long hours and extensive (25-50%) travel.

Compensation and Benefits:

  • The pay range for this position in California is $100,000 - $175,000 per year. Please note that the actual compensation offered may vary depending on the candidate's experience, qualifications, and other factors. Final compensation will be determined at the time of a written offer
