Job Description Job Description Director of Real Estate/Senior Commercial Property Manager/Asset Manager Established private investment firm looking for a senior commercial property manager with at least 10 years experience to manage all aspects of a diversified commercial real estate portfolio. This position oversees all operations, financial activities and staff. Applicant must possess strong leadership skills and extensive commercial property management experience. Depending on applicants experience and fit within our company the job position and title may vary. Responsibilities include the following: Negotiates and drafts various contracts and lease documents Conducts periodic regular property inspections. Recommends and/or approves repairs and maintenance as necessary. Contracts for and supervises vendor services as required Coordinates tenant move-ins and move-outs Supervises and coordinates all capital improvement and tenant improvement projects Prepares all required legal notices. Recommends and coordinates legal action as necessary Responds to tenant needs, resolving problems promptly. Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards Acts as primary contact with property owners and their representatives to ensure that objectives are being met. Prepares and delivers timely, accurate and complete reports Provide management and leadership to property staff, including hiring and performance management. Develops and controls annual budgets for operating and capital expenses. Forecasts management plans and prepares monthly performance, explaining variances Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges Supervises on-site team; including maintenance staff and vendors Oversees AR and AP. Accurately abstracts all property leases Performs other duties as assigned EDUCATION AND EXPERIENCE California real estate license preferred and may be eventually required Requires advanced analytical and quantitative skills. Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines Bachelor's degree (BA/BS) from four-year college or university and a minimum of 10 years of related experience and/or training CPM or RPA professional designation or candidacy preferred Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues Previous extensive experience in analyzing and negotiating commercial leases and contracts. Requires advanced knowledge of financial terms and principles Ability to calculate intermediate figures such as prorations, percentages, discounts, and commissions Conducts advanced financial analysis Ability to comprehend, analyze, and interpret complex documents Ability to solve problems involving several options in situations Intermediate to advanced skills with Microsoft Office.
