Fairstead is seeking a Senior Construction Manager in a growth opportunity to work as an owner's representative for the company. This position is responsible for the overall direction and completion of Low Income Housing Tax Credit (LIHTC) projects. A strong applicant will exhibit a natural drive and a self-starter mentality to both implement and execute on key project milestones throughout development lifecycle and financial outcome of a construction project.
Responsibilities:
- Manage rehabilitation projects under construction; Review and negotiate change proposals from contractors and/or subcontractors, Interface with internal teams to make scope decisions in real time, communicate key critical path decisions. Implement and track project financials for hard and soft cost budgets and complete regular financial and timeline projections. Procore knowledge a strong plus.
- Manage Pre-construction process; Lead investigative and third-party consultants, work with general contractor and design team to provide detailed scopes of Work, Budgets, Schedules. Lead iterative scope and budget development processes from execution through transaction closing.
- Exhibit ownership mentality through initiating, overseeing, and completing real estate construction projects (initial design through renovation and final completion)
- Manage multiple projects simultaneously across multiple States
- Meet and coordinate with local authorities, state & federal agencies and other inspectors and constituents to ensure projects are meeting all applicable requirements
- Interface with internal Development team to ensure deal milestones are met
- Understand design requirements from state agencies, HUD, third party reports and other scope drivers
- Participate in selection of Architect, Engineers, Consultants, and General Contractor
- Ensure punch and unit acceptance process is developed and followed on a project by project basis
- Provide feedback to team on resident relocation plans
- Coordinate work of resident relocation coordinators, property management, third party General Contractors, and design teams to maintain project schedule.
- Manage and Perform on-site walk-throughs to ensure contract performance, schedule delivery, safety compliance, and quality control
- Administer document control procedures for all construction related documents.
- Manage the closeout process; permits, substantial completion, certificate of occupancy with all governmental agencies and requirements of lenders and investors.
Requirements:
- Ability to work in a team environment
- Travel for onsite meetings and inspections, (anticipated 5-7+ travel days per month)
- Knowledge of substantial multifamily rehabilitation/renovation transactions, LIHTC/Affordable Housing knowledge a strong plus
- Effectively communicates relevant project information to superiors.
- Resolves and/or escalates issues in a timely fashion.
- Understands how to communicate difficult/sensitive information tactfully
- Ability to lead individuals from different disciplines and delegate tasks appropriately
- Knowledge of architectural, structural, and/or MEP systems

- Strong time management skills, adaptable with ability to manage multiple priorities & meet deadlines, and keen attention to detail.
- Demonstrated success in Construction Management of rehab/renovation projects. BS or MS Degree in Engineering, Construction Management, Architecture, or related field as plus.
- Knowledge of Procore or other project management tool(s_.
- Proficient in Microsoft Office suite.
