The Company

Our client is a Real Estate Developer, General Contractor, Property Manager, and Civil Construction company currently seeking a hardworking, enthusiastic, and dedicated Full-Time Senior Construction Project Manager to join their Construction and Real Estate Development team. This position will be an integral role in the operations, growth, and organizational strength of their company. The main criteria for this position are attention to detail, high level of accuracy, above-average time & logistical management skills, business orientation, general construction knowledge and strong sense of responsibility. Work will include Office and Jobsite environments.

The Job

The Senior Construction Project Manager is responsible for budgeting, planning, tracking, managing, overseeing, and leading all construction activities (new, renovation, repair, or maintenance) from beginning to end including but not limited to cost estimation, contract and permit administration, purchase negotiation, scheduling, monitoring and final closeout.

Responsibilities

  • Manage commercial and multifamily construction projects from inception through completion, ensuring projects are delivered on budget and meet the highest standards of quality.
  • Create, review, and analyze real estate development plans, design, construction blueprints, specifications, reports and trade bid scopes. Manage the bidding process by soliciting, evaluating, and negotiating accurate material and subcontractor pricing.
  • Prepare and manage essential construction documents, including budgets, estimates, proposals, contracts, submittals, subcontracts, purchase orders, schedules, buyouts, and change orders.
  • Plan and coordinate projects with a focus on maximizing cost efficiency and implementing value engineering. Ensure timely completion within or below budget.
  • Lead the development of project plans, budgets, schedules, and resource allocation strategies for all construction projects.
  • Serve as primary representative of the company, maintaining strong relationships with architects, engineers, inspectors, municipalities, financial institutions, designers, suppliers, subcontractors, and other key stakeholders.
  • Collaborate closely with the accounting team to maintain accurate project budgets, monitor expenditures, and track financial performance.
  • Manages accurate preparation, tracking and timely submission of billings including, but not limited to, AIA documents, and change orders in compliance with contract terms and deadlines.
  • Partner with upper management to refine company operations, streamline procedures, and support systemized project workflows.
  • Work alongside our real estate development team to assess and support new projects, assisting in initial planning and feasibility.
  • Conduct regular site visits throughout each phase of the development and construction process. Lead jobsite meetings, quality control inspections, and ensure adherence to project specifications.
  • Identify potential risks, issues, and challenges in construction projects, develop mitigation strategies, and proactively address concerns to minimize disruptions.
  • Ensures compliance with building codes, zoning regulations, environmental requirements, and other legal and regulatory standards.
  • Assist office and field staff with day-to-day project management activities and provide guidance as needed.
  • Oversee civil/sitework construction division including project management and estimating.
  • Provides leadership and direction to direct reports, including recruitment, training and performance management.
  • Participates extensively in helping acquire and define potential construction projects and opportunities.
  • Stays updated on market research, industry best practices, emerging technologies, and regulatory changes affecting commercial real estate development.

Qualifications

  • Bachelor's degree in architecture, engineering, construction management, or related field preferred.
  • Minimum of 5 years of experience in multifamily/commercial construction project management, with a proven track record of delivering projects on time and within budget.
  • A demonstrated interest in construction and real estate development.
  • Strong organizational skills, with the ability to manage multiple complex projects in a fast-paced environment.
  • Demonstrated analytical and problem-solving skills, with attention to detail and sound judgement.
  • Excellent interpersonal skills, with a proven ability to develop and maintain positive relationships with diverse stakeholders.
  • Proficient in computer systems relevant to construction management; adept at learning and devising new systems.
  • Strong project management skills with a results-driven mindset and ability to handle multiple deadlines.
  • Experience with sitework and utility construction project management and estimating id advantageous.
  • Familiarity with Procore, Computerease, B2W, InSite, AutoCAD and PlanSwift are a plus.
  • Valid driver's license, clean driving record, and access to a personal vehicle for site visits.
