BCM Morring Company, Inc. is seeking a Senior Construction Project Manager to join our team in Mobile, AL 36607. As a full-service construction manager, builder, and general contractor, we are dedicated to exceeding our customers' needs and providing value throughout the construction process. In this role, you will be responsible for overseeing pre-construction, estimating and all aspects of construction projects, from initial planning to final completion. Your duties will include managing change orders, coordinating with subcontractors, and ensuring that projects are completed on time and within budget. You will also be involved in architectural design, estimating, and proposal development. The ideal candidate will have a Project Management Professional (PMP) certification and a background in electrical or engineering. Experience with procurement, strategy development, and negotiation is a plus. Military veterans with a construction background are encouraged to apply. At BCM Morring Company, Inc., we offer a competitive salary ranging from $75,000 to $120,000, based on experience and qualifications. Core Competencies: Estimating : Expectations are to be fully plan literate, competent in quantity take offs, creating a detailed scope of work, capturing project specific exclusions, project team review for discrepancies, and follow through until award results are obtained. Project management: Creating job binders for field staff, providing working documents for the field, budget analysis post-award, subcontractor coordination, contract and buyout literacy, applications for funding, RFI/RFC/C.O. management, communication maximized for entire project team, driving profitability beyond estimated expectations, fostering Design/Owner/Sub-Contractor relationships, documentation, and exceling is completion times and schedule management. Professionalism: Always maintaining a high level of professionalism, dependable and reliable should be our standard, courteous to our project team, communication at all project levels, maintaining healthy project relationships, reputation to be relied upon and setting the bar for being highly knowledgeable in our field of expertise. Expertise: Expected 6-20 years of verifiable experience in similar role, rely on experienced trades, sub-contractors, vendors and industry professionals to accelerate our knowledge base, resourceful in day to day challenges, creativity in our role to overcome obstacles, fully capable of working independently without need for oversight when needed, capable of time management skills to accomplish given expectations and achievements before deadlines, and sharing your knowledge and resources internally for a collaborative team WIN. Operational Expectations: Estimating- Seek out potential projects based on size, schedule, and company fit. Sourcing independently project ingredients and scopes Estimating creating full material take-offs and quantities. Creating scopes of work and ability to define unit costs. Evaluation historical project data to accumulate cost. Communication with stakeholders to answer technical anomalies in design. Estimate compilation should be 100% prior to team evaluation/acceptance. Efficiency in creating and submission of proposals. Management- Plans all phases of construction without supervision. Coordinate initial project kick-off and pre-construction meetings. Holds key stakeholders responsible for project requirements. Implements ideas and resources to ease flow or work activities. Creates initial project schedule and distribution to stakeholders. Pre-construction meeting with Supers, foreman or trade crafts. Holds Superintendent responsible for all construction activates. Monitors and tracks progress and reporting to management weekly. Document, Cost and Schedule management for full project life cycle. Competency Expectations: Industry knowledge should be present in the ability to work unmanaged. Project flow and completions should never exceed contractual obligations. Change Order management should capture estimated shortfalls. Mindful of time management to eliminate misuse on non-priority issues. Exceeding quality expectations on all projects performed Exceeding profitability forecasted on initial estimate budgets. Creating relationships with Owners, Trades and Design professionals. Elimination of unnecessary oversight of management with experience. Capability to implement creativity based on experience for conflict resolution. Continual forecasting on timelines, conflicts, delays and design complications.
