Overview:

The Senior Director of Real Estate is responsible for the execution of the strategic real estate plans and lease agreement administration for the store locations across all brands under the SPARC Group portfolio. This role will report to the Group Vice President-Real Estate and will assist them in defining and executing short and long-term business requirements for effective real estate transactions across the entire organization. This individual will directly manage relationships with certain retail landlords in evaluating new store opportunities as well as existing store options.

Responsibilities:
  • Assist in the development of a strategic approach to SPARC's real estate needs, as well as manage and execute real estate transactions for the store locations across all brands under the SPARC Group portfolio.
  • Manage and help refine financial modeling and reporting for the real estate functions across the SPARC brands in partnership with brand finance teams.
  • Support the GVP-Real Estate in real estate meetings with SPARC Ownership, Finance, Operations, and Retail Field Leadership.
  • Support the GVP-Real Estate in the development and management of relevant Real Estate KPIs and Metrics.
  • Prepare and present timely information on the real estate financial analysis and be involved with forecast reporting and budgeting processes.
  • Ensure all real estate transactions are in full compliance with all applicable federal, state, provincial, and local laws.
  • Support, develop, and guide members of the real estate team, promoting opportunities for knowledge sharing and skill building of core job competencies.
  • Perform other duties as directed by supervisor.
  • Qualifications:
  • Bachelor's Degree, preferably in a development core discipline such as Real Estate.
  • Minimum of 10 years of progressive real estate management experience in retail real estate.
  • Comprehensive understanding of all real estate and operational processes associated with a multi-location, national retail organization.
  • Strong business, analytic, and finance acumen with the ability to operate with a high degree of collaboration in making decisions and implementing plans.
  • Thorough understanding of contracts and negotiation relative to the real estate environment.
  • Demonstrated aptitude in effective management of people, developing talent, and leading cross-functional teams.
  • Exceptional verbal and written communication skills along with the interpersonal skills to build and cultivate relationships both internally and with external partners.
  • Travel may be required, based on business needs.
  • Adhere to regular in-office presence, including engaging in in-person team interactions, meetings, and collaboration. Job duties may be performed effectively using the hybrid work program designated by the company.
  • Must have authorization to work in the United States.
  • Physical Requirements:
    • Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA, and other federal, state, and local standards.
    • Ability to maintain regular and timely attendance consistent with the ADA, FMLA, and other federal, state, and local standards.
    • Ability to remain in a stationary position for up to 8 hours per day.
    • Ability to constantly operate a computer and other office equipment and look at a monitor for up to 8 hours per day.
    • Ability to communicate verbally and exchange information in person and telephonically.
    • Ability to reach at or below shoulder level.
