Position and Responsibilities Overview
Prepare detailed estimates for all design stages: Conceptual, Schematic Design, Design Development, and Construction Documents.
Identify and address scope gaps per product/project requirements.
Maintain the estimating cost database, track past productivity rates, and historical pricing for subcontractors to expedite budget pricing turnaround and ensure estimate accuracy.
Assemble bid tabs with estimates, vendor quotes, and subcontractor quotes.
Populate bid forms, pricing breakouts, and optional pricing per product/project requirements.
Consult with customers, architects/engineers, subcontractors, and material suppliers to discuss and formulate estimates, cost reduction options, and resolve issues.
Clarify scope with customers, architects/engineers, and prepare proposal RFIs.
Study specifications to assist the production team in planning construction procedures based on starting and completion times and staffing requirements for each phase.
Research construction documents and analyze specifications to determine estimated costs.
Collaborate with the production team throughout the preconstruction process to review plans and specifications for constructability issues and determine general project requirements.
Create, maintain, and manage the preconstruction/design schedule for projects.
Manage and track multiple preconstruction projects simultaneously.
Oversee the subcontractor prequalification process, ensuring awarded subcontractors have the necessary experience and financial capabilities to perform on the project.
Review design documents to obtain accurate pricing from subcontractors and suppliers and generate value engineering ideas.
Prepare quantity take-offs and estimated costs of materials, labor, and specialty equipment for self-performed scopes per project requirements.
Ensure self-performed estimates comply with project requirements.
Create proper bid packages and work with the design team to ensure complete bids and provide the production team with the necessary information to start production or maintain the project schedule.
Manage the subcontractor/vendor solicitation process, ensuring team members are part of the approval process for all bid lists.
Supervise and/or write specific and general instructions to bidders and required bid forms.
Review subcontractor/supplier bids for conformity to contract requirements and determine acceptable bids.
Write project scope letters, project narratives, and develop project proposals as required.
Present and explain project budgets to customers, designers, and production teams.
Collaborate with the Chief Estimator to create final estimates for the production and accounting teams to develop project budgets.
Conduct turnover meetings with product managers, project managers, and production teams after project award.
Knowledge in the following CSI master format divisions: 01 General Requirements, 05 Metals, 06 Wood Plastics-Composites, 07 Thermal & Moisture Protection, 08 Openings, 09 Finishes, 21 Fire Suppression, 22 Plumbing, 23 HVAC, 26 Electrical, 27 Communications, and 28 Electronic Safety & Security.
Familiarity/Proficiency with the following software or internet-based programs (training available):

Identify and document difficult/non-standard conditions.
Qualifications
Minimum of ten (10) years of commercial construction experience with at least four (4) years of estimating experience.
B.S. degree in Construction Management, Architectural Engineering, Mechanical Engineering, or equivalent field experience.
Data center experience is a plus.
Strong independent sales skills for presentations and project pursuits.
Proven track record of successfully working internally with teams and externally with customers, architects/engineers, and subcontractors.
Independent decision-making abilities.
Ability to initiate and maintain relationships with company employees.
Makes authoritative decisions and recommendations that significantly impact company activities.
Demonstrates a high degree of creativity, foresight, and mature judgment.
Determines program objectives and requirements, organizes programs and projects, and develops standards and guidelines for diverse activities.
