Senior Maintenance Manager

****$5,000 SIGNING BONUS AFTER 90 DAYS OF EMPLOYMENT (FOR EXTERNALS ONLY)****

The Sr. Maintenance Manager, internally known as Senior Service Manager, coordinates the work of employees who repair and maintain buildings/facilities. Prepares work schedules, assigns work, and oversees the work product of the maintenance team. May be involved in new construction or modification of existing properties. Responsible for maintaining an adequate inventory of supplies for repairs and monthly maintenance budget monitoring for the assigned property.

* This position will be split between two properties (The Gregory North & South)

Essential Job Functions:

Manages and assists in responding to resident/management requests for the property. Oversees the work progress of each maintenance employee, assisting and providing direction as needed; assists the General Manager in monitoring of resident satisfaction and ensures follow up on the results by property maintenance staff.

Directs workload of the maintenance team while assisting with touring property daily to look for needed maintenance and liability hazards. Repairing hazards or assigning completion of these tasks to the maintenance team.

Responsible for the daily upkeep of the grounds and appearance of the property including assistance with interior/exterior rehabilitation and construction projects; responsible for the upkeep and security of all property-issued tools.

Oversee and ensure that established maintenance programs, including preventative maintenance, are implemented, documented, followed and participates in ongoing training per BH program guidelines.

Diagnose and repair or delegate repair in areas such as HVAC, electrical, plumbing, carpentry, dry walling, interior and exterior structural, appliances, and apartment make-readies.

Minimum Qualifications/Skills:

Minimum of 5 years experience with progressive maintenance, safety, and all major types of heating and air conditioning, construction background including, but not limited to: foundations, framing, roofing, plumbing and electrical

Working knowledge of building maintenance, repair, and preventative maintenance programs, irrigation and pool systems, large and small appliance repair HVAC certification

E.P.A Certification required (Type II domestic HVAC systems)

Intermediate computer skills/knowledge required to perform job functions Strong communication and interpersonal skills, and a positive, team-oriented attitude Ability to work with a diverse group of people and customers

Required to provide own (industry specific) hand tools

A valid drivers license and/or reliable transportation required

Desired Qualifications/Skills:

CAMT preferred or ability to obtain within the first year of employment

Previous experience supervising a team

HVAC, supply purchasing and bidding experience

E.P.A 410A certification preferred or ability to obtain within the first year of employment

Work Schedule: 8am-5pm, Monday-Friday (work schedule may vary). Some overtime may be required and ability to work extended hours including on-call and/or participate in a rotating on-call schedule as needed to meet business needs.
