Job Description

Opportunity at a Glance

The Senior Manager, Real Estate functions as the central point of control and management for all Real Estate interests and transactions enterprise-wide and interfaces with all functional departments of the organization that occupy owned and/or leased facilities. Working as a partner in the business development process, the Senior Manager, Real Estate develops cost effective real estate solutions in alignment with Strategic Plans, incorporating factors such as location, lease vs. own, length of lease term, financial commitment, exit strategies and operating expense budgets, all of which influence the scope, timing and cost of the strategic business decision.

Responsibilities

* Directly manage a team of 2 - Lease Administrator and Manager, Operations and Security

* Conducts continued workplace portfolio assessments to effectively leverage the footprint; tracks, analyzes and reports metrics, risks and opportunities;

* Leads and develops large, mid-sized and small transaction project strategies. Defines scope and goals based on business needs and coordinates the execution of agreed upon path. This may include site selection, negotiation of new leases and lease renewals, Purchase and Sales Agreements (PSA), and dispositions;

* Coordinates transactions with service providers and corporate Legal Department including negotiation, preparation/review of all real estate documentation;

* Review, analyze, and present real estate financial analysis according to project objectives and evaluating feasibility studies;

* Leads governmental incentive project approach with service providers and internal stakeholders for individual projects;

* Develops key forecast inputs (e. g., critical dates for lease expirations, commission forecasting, rent and capital requirements for budget processes), cost savings tracking;

* Prepares and manages pipeline real estate studies and business plans;

* Performs regular visits of property, recommends alterations, maintenance and reconditioning of property as necessary;

* Partners with Facility Management, Architect and Project Management to evaluate and execute;

* Partners with Facility Management to create, monitor and direct capital needs assessment and budgeting for each property in the portfolio;

* Assists in identifying upcoming expense and capital budgets for the upcoming year;

* Ensures execution of and develops corporate real estate processes, guidelines and policies.

Qualifications

* Bachelor's Degree required

* Minimum of 7 years with corporate real estate portfolio/transaction experience required

* Demonstrated history of successful portfolio/transaction strategy and management in an educational/office/retail portfolio;

* Ability to prepare, review and present in-depth financial analysis and deal structures;

* Demonstrated experience representing strong leadership skills in highly collaborative environments;

* Well-rounded real estate professional that is knowledgeable in construction, facility services, physical security, lease negotiations and lease administration;

* Strong verbal and written communication skills;

* Advanced skills in Microsoft products such as Excel and PowerPoint

Additional Information

In support of the pay transparency laws enacted across the country, the expected salary range for this position is between $80336.75 and $140851.54. Actual pay will be adjusted based on job-related factors permitted by law, such as experience and training; geographic location; licensure and certifications; market factors; departmental budgets; and responsibility.
