Overview:
Responsible for project management from pre-lease and planning phase through final completion and delivery to the client. Responsible for the day-to-day contact with the client and for meeting project fiduciary and schedule requirements. Oversight and management of other project team members APMs, PMs, etc.
The base salary is aligned with market data and is estimated between $148,000 to $166,000 with the ability to achieve additional compensation through bonus. This salary range reflects base compensation for the position across all US locations. Within this range, individual pay is determined by work location and other factors including relevant education/training, experience, and internal equity.
Responsibilities:
Project Responsibilities:
- Responsible for multiple, simultaneous projects, managing internal and external resources
- Independently develop and manage detailed project budgets from conception through project closeout.
- Independently develop project schedules, incorporating all aspects of the project, including pre-lease/due diligence, design phase, construction phase, FF&E installations, relocation, and other related tasks
- Schedule the project in logical steps and budget appropriate time as required to meet deadlines
- Prepare Requests for Proposal (RFP) packages for vendors and consultants, manage bid leveling and provide recommendations to client for awards of contracts
- Prepare contracts and negotiate revisions and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors
- Coordinate and oversee design process in accordance with the approved schedule
- Interpret and explain plans and contract terms to administrative staff, workers, and clients
- Provide value engineering suggestions and project strategy recommendations to keep the project within budget
- Plan, organize and direct activities concerned with the construction and maintenance of structures, facilities, and systems
- Study job specifications to determine appropriate construction methods
- Provide frequent reporting to the client keeping them informed of overall project issues including budget and schedule status
- Maintain relationship with primary client contact, ensuring expectations are continuously met and maintained
- Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints and construction problems
- Track critical path items to ensure timely project completion and adjust project strategy when needed to ensure compliance with project schedule
- Review and approve monthly subcontractor and vendor requisitions
- Prepare and submit closeout documentation to owner
Administrative Responsibilities:
- Oversee & directing assistant project manager and/or project manager assigned to project(s) for which you are responsible, providing direction and mentorship
- Prepare proposals for project management services, including developing fee structure
- Develop knowledge of internal processes and procedures for tracking and documenting projects
- Maintain all project files in accordance with AY PjM standards and protocols.
Business Development Responsibilities:
- Participate in industry organizations (IFMA, CoreNet, ORPM, etc.), attending events, participating on committees, and leveraging relationships for networking and lead development.
- Develop relationships with consultants and vendors
- Develop relationships with AY and outside brokers
Qualifications:
- High School diploma or equivalent required
- College degree preferred, advanced degree a plus
- Minimum seven (7) to ten (10) years related work experience
- PMP preferred
- Drive and determination to do whatever it takes to keep a project on schedule, within budget and a client satisfied
- Willingness to travel to and work at client locations and job sites in various stages of construction
- Valid Drivers license and ability to rent a car if needed to travel to sites not accessible by public transportation
- Ability to walk job sites before, during and after construction. Including walking several flights of stairs, occasionally climbing of ladders.
- Proficient in Microsoft Word, Excel, Outlook, PowerPoint, and Project and Smart Sheet
- AutoCAD a plus
- Effective written and oral communication skills
- Knowledge of business and management principles for providing customer service
- Knowledge of advanced economic and accounting principles
- Familiar with design techniques and principles
- Knowledge of construction materials, methods and tools and current construction climate and cost understanding. Excellent organization and supervisory skills
- Critical thinking skills and ability to problem solve
- Use of good judgment and negotiation skills
- Ability to work closely with, manage and influence a team
- Willingness to be flexible
