Job Description:
Senior Project ManagerLocation: Las Vegas, NVBUSINESS DEVELOPMENT
  • Build, retain and maintain successful customer relationships for the Company.
  • Build, retain and maintain successful subcontractor / vendor relationships for the Company.
  • Promote and assist in obtaining profitable work for the Company.
  • Assist in the preparation of presentations and interviews and participate in interviews as appropriate.
  • Assist in the assembly of RFQ/RFP proposals and presentations as requested.
PRECONSTRUCTION
  • Review assigned projects for constructability issues and work with the Preconstruction Department to determine requirements of the project.
  • Coordinate with the Preconstruction Department to fully understand all construction cost estimates, general conditions, schedules and timelines, and potential liabilities and/or concerns.
  • Assist the Project Manager with buyout, scope review and scope writing when necessary to ensure commitments are completed on time.
  • Monitor the procurement of project permits and approvals.
  • Provide schedule and feedback/direction to the Preconstruction Department in the budget development of all projects.
  • Coordinate with design department, or external Designers on design schedules, issues and resolutions.
CONSTRUCTIONGeneral:
  • Represent United Construction in dealings with customers, architects and consultants.
  • Establish and maintain an effective and professional working relationship with all stakeholders, including but not limited to owners, customers, architects, engineers, subcontractors, suppliers, etc.
  • Maintain accountability for assigned projects.
  • Uphold United Construction standards of construction and Policies and Procedures.
  • Ensure customer satisfaction throughout the construction process.
  • Stay up to date on market knowledge including consultants, subcontractors, service providers and vendors.
Owner Agreements:
  • Maintain a thorough understanding of the owner contract and specifications.
  • Oversee project contract and specification compliance.
  • Coordinate any contractual items that need to be addressed and/or followed by the project team.
  • Financial management of the project
  • Manage contract negotiations and contract administration.
  • Ensure job costs and executive summaries are completed timely and accurately before they are submitted for review.
  • Monitor and analyze project cost as required by the company Policy & Procedures.
  • Review and approve monthly project forecasts, cost reports, and construction billing forecasts.
  • Understand the general conditions for each project and ensure they are managed within budget.
  • Review all requests for change orders.
  • Ensure that project billings are submitted, processed, tracked and paid in accordance with the company Policies & Procedures and project agreements.
Safety:
  • Ensure all safety requirements are being implemented and adhered to on projects.
  • Keep current with safety rules and regulations and ensure they are understood by all assigned employees.
  • Conduct regular safety walkthroughs on assigned projects utilizing the company's operating Policy and Procedures.
Subcontractors:
  • Ensure subcontracts are completed in a timely manner.
  • Monitor the subcontract tracking report to ensure agreements are executed within the timeframe as required by the project or the company's Policies and Procedures.
  • Monitor and review the status of the project relative to subcontractor management including shop drawings, submittals, and samples processing.
  • Monitor the timely processing of all subcontract change orders and change order requests.
Schedules:
  • Ensure the preparation of a detailed construction schedule at the inception of the project that complies with company Policies and Procedures and the prime contract requirements.
  • Ensure the construction schedule is reviewed by senior management prior to issuance.
  • Ensure the master project schedule is being maintained in accordance with company Policies and Procedures and the prime contract requirements.
  • Ensure schedules are updated as necessary to accurately report progress and projected completion.
  • Monitor short interval schedules for compliance with the project's master schedule.
  • Inspect work in progress to ensure adherence to construction schedules.
  • Mitigate project delays by collaborating with the project team to define a corrective course of action aligned with projected completion date.
Supervisory:
  • Supervise and manage assigned project managers, project engineers and project administrators on your assigned projects.
  • Collaborate with the assigned project team(s) to establish the work plan and staffing for each phase of project that fits within the budget and schedule established for the project.
  • Assist the project team(s) in resolving construction problems and/or resolving issues with subcontractors.
  • Promote and communicate general safety rules on project visits to ensure a safe work environment for all employees and subcontractors.
  • Maintain knowledge of the project status, project events, the pulse of the job, and anticipate potential threats to project success.
  • Review profit projections for accuracy with the project team(s), so to control cost and maximize profit margins.
  • Conduct operational reviews of successes and failures of each project in order to sustain a continuous improvement process.
  • Mentor and develop assigned personnel.
  • Provide feedback on policy and process improvement.
Close Out and Warranty:
  • Assure a timely, orderly, and efficient closeout of each assigned project.
  • Monitor punch list to ensure compliance with project requirements, schedule, and Policies and Procedures.
  • Monitor and ensure warranty items are resolved promptly by assigned project team.
Reporting/Communication:
  • Regularly update leadership of each project's status, including schedule, cost, quality, safety, disputes, and potential liabilities and/or concerns.
  • Keep leaders informed of project staffing needs to ensure adequate resources are available.
  • Ability to read, analyze, and interpret building plans and specifications, contracts, common scientific and technical journals, financial reports, and legal documents.
  • Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.
  • Ability to effectively present information to company executive management, public groups, and/or boards of directors.
GENERAL REQUIREMENTS
  • Directly supervises project team.
  • Effectuate supervisory responsibilities in accordance with the company's policies and applicable laws.
  • Interview, contribute to hiring decisions, and train employees. Respond to employee relations issues.

EDUCATION AND/OR EXPERIENCE
  • A bachelor's degree from a four-year college or university in related engineering or construction management program, and ten years progressive commercial construction project management experience, or equivalent combination of education and experience.
  • Major project and/or operations management experience with a General Contractor is preferred.
COMPUTER SKILLS
  • Working knowledge of Microsoft Office software, including but not limited to Word, Excel. MS Project, and PowerPoint
  • Working knowledge of Procore project management software
  • Ability to learn and effectively operate other types of software
OTHER SKILLS AND EXPERIENCE
  • Customer service, schedule, budget and cost control, and must actively improve both through superior product, process, and people knowledge.
  • Take charge and convey confidence and competency through presentation skills and leading by example.
LANGUAGE SKILLS
  • Possess the ability to read and interpret documents such as RFQ's/RFP's and company Policies and Procedure manual.
  • Ability to write routine/non-routine reports and correspondence, and the ability to effectively speak with customers and employees of the company.
  • The ability to write business letters, business proposals, and presentations for new or existing customers.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.
MATHEMATICAL/ACCOUNTING SKILLS
  • Possess the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to work with business concepts such as budgets, profitability, and target goals.
  • Ability to work with job cost and accounting methods, job cost projections, variance calculations, and project fee calculations.
REASONING ABILITY
  • Ability to define problems, collect data, establish facts, draw valid conclusions, and provide solutions and opportunities.
  • Ability to interpret a variety of technical instructions in mathematical or diagram form and navigate multiple abstract and concrete variables.
LEGAL SKILLS
  • Understanding of construction law, state statutes and other federal, state and local regulations. Ability to read and interpret legal documents and contracts, and familiarity with insurance laws and policies.
CERTIFICATES, LICENSES, REGISTRATIONS
  • Must have valid driver's license.
  • Must hold OSHA 30-hour certification.
