ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Directs and coordinates activities of the onsite project team to ensure project(s) progress on schedule and within prescribed budgets while ensuring all work is performed within the confines of the contract document
- Maintains company's management system and ensures compliance with all published procedures and policies
- The Senior Project Manager is the onsite signature authority responsible for reviewing, interpreting and signing Delivery Orders, Delivery Order Modifications, Progress Schedules, and Subcontract Scopes of Work
- Reviews project proposals and estimates to determine time frame, funding limitations, procedures for accomplishing project(s), generate technical approaches, staffing requirements, and allotment of available resources to various phases of project
- Develop construction take-offs to complete thorough request for proposal responses and detailed estimates
- Conducts job walks, reviews and makes recommendations to Request for Proposals, and negotiates Delivery/Task Orders with client
- Ensures all projects are cleanly closed out, i.e., as-builts, final invoicing, punch list completed and accepted, O&M manuals, keys, etc. are turned in to client, and warranty documentation is in place
- Conducts periodic reviews of all on site documentation to ensure compliance, identify training requirements, and coordinate corrective actions as necessary
- Establishes and maintains contact with project subcontractors/vendors and clients to ensure open and frequent communication channel
- Confers with project personnel and clients to evaluate and provide technical advice and to resolve problems
- Main PR Officer to client to ensure open communication and free flow of information is established and maintained between the two offices
- Possess considerable knowledge in construction finance, generate monthly billings, change orders, deductive change order & modifications
- Manage ten or more concurrent projects at any given time
SUPERVISORY RESPONSIBILITIES Responsible for the overall direction, coordination, and evaluation of the designated project site. Directly manages Project Managers and indirectly provides supervision to superintendents and subcontractors and/or vendors. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
PREFERRED QUALIFICATIONS/EDUCATION/EXPERIENCE Bachelor's degree (B. S.) from four-year college or university in any Construction related field; or ten to fifteen years related experience and/or training; or equivalent combination of education and experience. Seven to ten years' experience and/or training in performing all phases and types of complex Federal Government and commercial construction contracts (i.e. SABER, JOC, MATOC, Task Orders, IDIQ) is highly desired. SMeans/E4Clicks experience. The ideal candidate shall have a moderate to expert level of working knowledge of MS project 2016 or higher, MS word, MS excel, MS outlook, Sharepoint, Adobe Reader, Bluebeam, and AutoCad.
LANGUAGE SKILLS Ability to read, analyze, and interpret common scientific and technical journals, financial reports, blueprints, scale drawings, schematics, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to effectively present information to top management, public groups, and/or boards of directors.
