Position Overview We are seeking a highly organized, friendly, and technically savvy Senior Property Manager (Sr. PM) to join our PM team in Atlanta. We offer competitive pay and benefits for this exempt position. The Senior Property Manager is responsible for managing the performance of an assigned portfolio of industrial parks and will be based in our office in Marietta, Georgia. Primary responsibilities include ensuring the properties generate satisfactory cash flow, are maintained in accordance with Arden standards and requirements, and delivery of exemplary customer/tenant satisfaction. The Sr. PM works with a high degree of independence and reports directly to the Regional Property Manager.
Responsibilities (include, but are not limited to the below
) Leadership and Relationships - Provide formal supervision to the Property Management, Property Administration, and Building Engineering team, including staff recruitment, selection, performance reviews, promotion, advancement, corrective action, and termination.
- Work with the local leasing team and the brokerage community to provide support as necessary to ensure successful leasing.
- Maintain relationships amongst vendors and partners throughout the metroplex.
- Develop business relationships through membership and participations in professional, industry/trade and civic organizations.
Tenant Relations - Provide best in class customer service to meet tenant needs and coordinate as needed to resolve problems quickly and effectively.
- Work with PM team to ensure timely collection of rent and expenses in compliance with lease terms.
- Read and understand all tenant leases.
- Manage A/R and prepare a monthly report detailing collections efforts including recommendations regarding any legal proceedings/evictions that may be necessary.
- Oversee tenant work orders and ensure they are completed timely and documented in Facility Manager.
Construction and Property Operations - Available to resolve emergency maintenance matters with urgency.
- Coordinate and oversee on behalf of ALP, all tenant improvement and building construction work to ensure its timely, accurate and on-budget completion.
- Bid, negotiate, and manage vendor contracts.
- Set up and ensure accuracy of job codes and capital contracts in accounting system for unit rollovers and other property management driven capital projects in Construction Manager
- Control operating cost, capital expenditures, and general and administrative costs.
- Regularly inspect vacant units to make sure they are clean and show well to prospective tenants.
- Provide recommendations of repairs and refurbishment to Asset Management team in accordance with ALP property appearance and safety expectations.
Compliance - Review Certificates of Insurance for all vendors and tenants and make sure they are current and match the insurance requirements detailed in the vendor contract and lease.
- Reporting of property incidents and claims in accordance to ALP standards.
- Ensure health and life safety regulations/ manuals and inspections are performed per local municipality requirements.
Monthly Reporting - Interface with accounting team, including preparation of accurate and timely reporting.
- Prepare and submit monthly management reports which includes monthly reforecast and variance explanations, AR collection notes, and a detailed executive summary of property/capital expenses that is then presented to the ALP executive team and partners.
Accounting - Review and approve property invoices on a consistent basis to ensure timely remittance to vendors and brokers.
- Review and submit monthly Commercial Billing Reports to ensure monthly rent billings are correct and prepare late fee and holdover rent reports.
- Prepare annual budgets and recommendations for capital planning.
- Review and approve annual CAM estimates in accordance to budgets and send letters to tenants explaining operating expense estimates
- Review and approve CAM reconciliations and communicate balances and/or credits to tenants.
Essential Qualifications The ideal candidate will have:
- Bachelor's degree in real estate or other business discipline required.
- Five (5) years of related property management and leasing experience. Industrial Preferred.
- Yardi experience (Voyager, Elevate, Commercial Caf).
- Ability to respond to many emails and/or phone requests that may arrive during the day, during the evening, or over the weekend.
- Team player who can effectively engage with local leadership and leasing team(s).
- Strong written and verbal communication skills.
- Customer service oriented.
- Strong organizational skills.
- Ability to travel between different properties within the region.
