Senior Retail Property Manager

Direct Hire; $85K - $95K plus bonus potential

Nashville, TN 37203

* This role is a combination of working their Nashville office, visiting properties/working from the properties, and working from home.

Seeking seasoned Property Manager that should be able to manage a portfolio with multiple retail centers and work with multiple clients/landlords. Must work well in a fast-paced, team oriented, deadline driven environment. As a Senior Property Manager, you will be on call for emergencies at your properties. Travel is required to and from properties within your territory (most properties within 3hrs of Nashville). An active Tennessee Real Estate License is required to have as of your start date or within 90 days of start date.

Portfolio:

* Because of the portfolio size this property manager will cover both Nashville and Memphis properties as well as one property in Morehead, KY

* Currently there are 9 retail shopping centers with only 70 tenants - the long term plan is to grow both markets and hire another property manager

* Properties located in: Memphis, Bartlett, Collierville, Jackson, Loudon, Clarksville & Morehead, KY

Qualifications Required

* Minimum of 5 years of experience in Retail Property Management

* Active Tennessee Real Estate License required as of your start date

* Reliable transportation for traveling to client sites

* Clean driving record and responsible driver

* Proficient in all Microsoft Office products

* Experience with Yardi and MRI

* Strong work ethic and time management skills

* Ability to prioritize and stay organized

* Ability to resolve problems with minimal supervision

* Located in Nashville or surrounding areas

* CPM, RPA and/or other professional property management designation a plus

Duties to include, but not limited to:

* Monthly Property inspections

* Monthly reports, including financial accountability

* Rent collection and representation in court for legal proceedings as needed

* Develop and manage annual operating and capital budgets

* Establishing and maintaining positive relationships with tenants, vendors, and contractors

* Manage owner communications, including monthly conference calls

* Oversight, coordination, and direct management of tenants and vendors for assigned portfolio, ensuring vendor and COI compliance

* Engage in mentoring and providing direction to Property Managers, Assistant Property Managers, and support staff

* Act as a leader and ambassador for your department and company

* Provide feedback and advisement to Directors regarding support staff for evaluations and performance

* Support Directors with high level projects and needs

* Lease administration, enforcement and compliance, including working knowledge of the following: defaults, COIs, and gross sales

* Accounting coordination including a working knowledge of the following: defaults, rent ups, annual recons, budgets, AR/AP coding and approval, collections, cash management, and property tax appeals

* Construction Supervision for Landlord or Tenant build out and capital expense projects

* Project Management and Bidding

* Any additional projects or tasks as needed
