Marina del Rey area of Los Angeles | On-Site| Real EstateSalary Pay Range: $100,000-$130,000 per year, plus up to 10% year-end bonus. The exact starting compensation to be offered will be determined at the time of selecting an applicant for hire and will be dependent on a wide range of factors, including but not limited to geographic location, skill set, experience, and education. Hankey Investment Company, a private-equity, Real Estate Investment Company, is seeking an experienced, self-motivated, and energetic Real Estate Manager to manage our Marina del Rey portfolio of properties. These properties are comprised of 260,000 square feet of office, medical and creative office space in one location and 70,000 square feet of retail and office space in a second location. This unique opportunity requires a manager who is comfortable leading the management efforts in an independent location remote from the firm's Los Angeles mid-Wilshire headquarters. The Senior Property Manager will be responsible for the successful day-to-day financial, administrative and maintenance operations of our Marina del Rey properties while assuring the company's standards are met and excellent customer service is delivered. The Senior Property Manager reports to the EVP, Asset Management and Development to determine portfolio operating objectives and the tactics to achieve them. The Senior Property Manager oversees the management of the properties, including building operations and administration, tenant relations. This position requires excellent financial analysis skills. This role is for an experienced Office Building / Retail Center Property manager, not for a residential manager. Duties/Responsibilities:
  • Lease and contract administration
  • Ensure all rents are collected in accordance with tenant leases
  • Prepare budgets, monthly variance reports, CAM reconciliations and CPI rent adjustments
  • Manage day-to-day property operations
  • Provide support to the Leasing Team
  • Complete and issue monthly reporting
  • Maintain a positive work atmosphere by acting and communicating in a manner suitable for interaction with customers, clients, co-workers, and management.
  • Direct and manage staff reporting to the Property Manager
  • Develop effective working relationships with Tenants, Vendors and Contractors
  • Tenant Improvement and Capital Project coordination and construction
  • Identify, prioritize, and recommend Project initiatives
  • Negotiate Lease renewals and expansions with support from EVP Asset Management
  • Regular communications with internal accounting group members

  • Bachelor's degree in Business Administration or related field
  • Minimum five years' experience managing office buildings as a property manager
  • Proficiency in Excel, Yardi and Word required
  • Strong analytical, written, and verbal skills
  • Excellent organizational skills with an emphasis on attention to detail
  • Strong understanding of real estate finance including budget preparation, variance analysis, monthly reporting, operating expense reconciliations, complying with loan requirements, and analysis of financial statements
  • Able to work independently and without administrative support
  • Provide own automobile to occasionally visit the firm's headquarters office
  • The ideal candidate should live within a 30-minute drive of the Marina del Rey area.
