Our client, a well-established entity with a strong foothold in real estate and related industries, is seeking an experienced Senior Property Manager to oversee the strategic operations of a vast and diverse property portfolio.
The ideal candidate will possess a deep understanding of real estate management, including land acquisitions, property tax compliance, and legal considerations. They will lead a small team and work closely with senior executives to drive the organization's property strategy forward.

Focus:
- Oversee and manage a portfolio of over 500 properties, ensuring compliance with operational policies, property codes, and relevant regulations.
- Prepare detailed property valuations and reports for ownership, supporting business decisions.
- Administer land use permits, tax assessments, and manage the ENCON land management system.
- Collaborate with internal teams, including legal, environmental, and operations, to ensure alignment on property-related initiatives.
- Conduct field inspections to assess property conditions and identify areas for improvement.
- Manage real estate transactions, including property acquisitions, sales, and mineral lease agreements.
- Lead a team of 4-6 direct reports, providing guidance on property management, tax assessments, and real estate transactions.
- Foster relationships with external stakeholders such as government entities, landowners, and mineral rights holders to support land use and expansion efforts.
- Ensure compliance with tax laws across multiple states, including Wisconsin, Iowa, Minnesota, and Michigan.
Skill Set
- A real estate license or degree is preferred; equivalent experience managing large property portfolios will be considered.
- Proven ability to manage teams effectively, with experience overseeing 4-6 direct reports.
- Strong understanding of tax laws, property valuation, and real estate transactions, preferably with knowledge specific to the Midwest region.
- Strong communication and interpersonal skills, capable of building relationships with various stakeholders, including government entities and mineral owners.
- Knowledge of agricultural rental leases, logging contracts, and sustainable forestry practices is a plus.
- Hands-on approach with the ability to engage in both fieldwork and strategic planning.
