Job Title: Senior Property Manager - Multifamily Residential (New York City)Location: New York City, NYJob Summary:We are seeking an experienced and highly skilled Senior Property Manager to lead the management of a multifamily apartment building in New York City. This senior-level role will be responsible for overseeing all aspects of property operations, marketing, leasing, maintenance, tenant relations, and compliance, with an emphasis on luxury housing as well as managing the affordable housing component, including Affordable New York and Inclusionary Housing programs. The ideal candidate will have a deep understanding of NYC's real estate market, strong leadership abilities, and expertise in regulatory compliance related to affordable housing.Opportunity to advance and manage additional assets while gaining ownership experience on other portfolio assets.Key Responsibilities: Property Operations and Maintenance Oversee the daily operations of the property, ensuring the highest standards of service, cleanliness, and maintenance.Collaborate with maintenance and facilities teams to address tenant requests and preventive maintenance schedules.Develop and manage the property's budget, controlling costs, and optimizing revenue.Implement safety protocols and ensure compliance with NYC building codes and regulations. Leasing and Tenant Relations Lead the leasing process, including overseeing rental applications, lease agreements, renewals, and tenant move-ins and move-outs.Develop and execute strategies to maximize occupancy and reduce vacancy rates.Serve as the primary point of contact for tenant inquiries, concerns, and escalated issues, ensuring positive tenant relations and community satisfaction.Implement retention strategies and engage tenants through regular communications and community-building activities. Marketing and Advertising Develop and execute a strategic marketing plan to attract new tenants, including market research, digital marketing, and outreach campaigns.Coordinate with leasing agents and brokers to increase property visibility and promote available units.Monitor market trends and adjust pricing strategies to remain competitive within NYC's rental market.Manage the property's online presence, including website, social media, and listings on apartment rental sites. Affordable Housing Compliance Oversee the affordable housing component of the property, ensuring compliance with Affordable New York (formerly 421-a), Inclusionary Housing, and other relevant NYC and state housing regulations.Work with government agencies: CityFHEPs, NYCHA, HRA, CVR, etc.Prepare and submit required regulatory filings, including annual compliance reports, tenant income certifications, and other documentation as mandated.Coordinate with government agencies and third-party compliance auditors to maintain adherence to affordable housing guidelines.Stay informed on changes in affordable housing laws, regulations, and industry best practices, adjusting policies and procedures as needed. Financial Management and Reporting Prepare and review monthly financial reports, including income statements, balance sheets, and occupancy/vacancy reports.Develop and manage the property's operating budget, tracking revenue and expenses, and implementing cost-control measures.Conduct regular financial forecasting and analysis to ensure profitability and optimal cash flow.Ensure timely rent collection and manage delinquency issues in accordance with property policies and legal guidelines. Leadership and Team Management Lead and mentor the on-site property management team, including leasing, maintenance, and administrative staff.Set performance goals, conduct regular evaluations, and provide ongoing training and development opportunities for team members.Foster a collaborative and supportive work environment to promote team success and property performance.Manage vendor relationships, negotiate contracts, and ensure quality service delivery from third-party providers. Qualifications: Bachelor's degree in Real Estate, Business Administration, or a related field. Advanced degree or certifications (e.g., CPM, ARM) are a plus.Minimum of 7-10 years of experience in property management, with at least 3 years in a senior management role.Strong knowledge of NYC multifamily market dynamics, affordable housing programs (Affordable New York, Inclusionary Housing, etc.), and compliance requirements.Demonstrated experience with budgeting, financial reporting, and operational management.Exceptional leadership and interpersonal skills, with the ability to build relationships with tenants, staff, vendors, and regulatory agencies.Excellent organizational, problem-solving, and multitasking abilities.Proficiency with property management software and digital marketing platforms.Familiarity with NYC building codes, rent regulations, and affordable housing compliance requirements.
