JOB DESCRIPTION:
Responsible for the overall management of the Research Department to include personnel management, database management, and database integrity verification. Works closely with the brokers/sales staff to address their research needs and formulate appropriate solutions. Also responsible for working closely with various levels of upper management regarding all issues related to research.
ESSENTIAL DUTIES:
- Directly responsible for addressing issues of data quality and must be fluent in all operations performed by the staff of the research department.
- Ensure Best-In-Class research services for transaction services, management services and other business lines.
- Cooperate and communicate with other directors of research to share best practices and implement new best practices within your office.
- Understanding of all purchased research-related data sources including, but not limited to, listing services, tax record information, property assessments, ownership information, aerial software and tenant prospect databases.
- Manages purchased database sources including negotiating contracts, recommending new sources and evaluating existing products.
- Develop and maintain relationships with real estate consulting and service companies.
- Assists in pursuing, securing and servicing new opportunities which demands higher level of service. This includes developing suitable budgets, coordinating research activities, and assisting in follow-up.
- Direct involvement in high-profile presentations, including preparation and presentation.
- Monitors client progress with all necessary transaction professionals and follows-up via phone or mail when appropriate.
- Listens to the needs of existing or prospective clients and performs necessary “custom” care steps to ensure ultimate service.
- Responsible for supervising and managing database coordinators, research analysts, GIS and mapping staff, research interns.
- Responsible for managing the daily workflow, identifying training needs, tracking performance, coaching and motivating of the research staff.
- Responsible for recruitment, selection, orientation, motivation, mentoring and training of research staff.
- Responsible for conducting periodic performance reviews, creation and implementation of performance rewards, disciplinary action when appropriate, and approval of time cards for the research staff.
- Ensure compliance and adherence to all company research initiatives
- May perform other duties as assigned.
SKILLS, EDUCATION AND EXPERIENCE:
- Bachelor's degree; preferably in Economics, Real Estate, Finance, Urban Planning or Business Administration
- Minimum 6-7 year's professional management experience in real estate analysis or related field
- 4 years of direct commerical real estate experience
- Extensive database and systems management experience
- Project and staff management experience
- Strong analytical, writing, and communication skills
- Strong people and presentation skills
