The Site Manager will assist the Operations Manager and/or Property Manager in the overall operation and maintenance of the property or properties. General responsibilities will pertain to plans, organization, direction, and control of the operational activities of the property to meet the tenant and client needs. Essential Job Functions:
- Maintain appropriate standards of physical maintenance and operations of the facilities.
- Supervise Contractors for all maintenance contracts and custodial work on all building components, as well as equipment; Manage maintenance contracts for all plant and equipment while overseeing and reviewing their work.
- Troubleshoot complex maintenance problems and develop creative solutions and performs complex maintenance duties as necessary.
- Interface with contractors and vendors; Hold vendors accountable for the quality of work, billing accuracy and adherence to property policies and procedures for all projects.
- Establish schedules for repairs and preventive maintenance and ensure they are completed.
- Prepare and make recommendations for the annual maintenance budget. Implement approved budget on a day-to-day basis and is accountable for operating the property within the budget guidelines.
- Develop and enforce operational protocol to ensure energy-efficient operation of the facilities.
- Assist the Property Manager with the development of fiscally responsible operational and maintenance policies, procedures and plans.
- Prepare and make recommendations for the annual maintenance budget. Implement approved budget on a day-to-day basis and is accountable for operating the property within the budget guidelines and management of annual operating and maintenance budgets.
- Follow the guidelines of the IRGRA WORKFLOWProgram to include elements of Vacancy Management (Vacancy Review), Tenant Retention (Tenant PM Compliance, Tenant Space Compliance), Fire System (Fire Riser Inspection, Fire Pump Flow Test, Fire Panel Inspection, Fire Pump Run, Backflow inspection), Environmental (Water Treatment Test, Monitor Well Test), Operations (Site Walkthroughs, Read Meters, Roof inspections, HVAC inspections), Leasing Support (Pre-Tour Review), and Budget/Capital (Inspection of Elements Under Service Agreements)
- Allocate time to help direct reports perform effectively by managing, leading, and coaching.
Skills/Qualifications:
- High school or bachelor's degree or equivalent experience
- Minimum 1-3years' experience in the facility or property management field
- Strong ability to multi-task and work with deadlines under pressure
- Excellent communication and organizational skills
- Knowledgeable in Microsoft Outlook, Word, Excel, PowerPoint, and/or CAD very beneficial
- Must have reliable transportation and a valid driver's license.
- Physical Demands: the ability to lift 50 pounds, climb ladders and stairs to assess rooftops, walk the property in various weather conditions
