Position: Sr. Construction and Facilities Manager
THE MELT Sr. Construction and Facilities Manager is a highly motivated and self-directed construction and facilities professional that will provide strategic leadership and hands-on direction for THE MELT's construction and facilities department. This position will be responsible for leading the store design resources in creating highly efficient/aesthetically appealing store plans and directing construction project manager(s) to quickly and efficiently open store locations.
In addition to following THE MELT's policies and procedures, principal responsibilities include, but are not limited to:
Construction Project ManagementResearch, select and specify Finishes, Fixtures, Furnishings and EquipmentDesign, develop and price prototype and custom components (includes supervision of fabrication of mock-ups and custom samples)Produce and/or manage production of the design presentations for review and approval by CEO, including renderings, material boards, plans and elevationsParticipate in the development of and adherence to schedules and budgetsManage procurement and delivery of all Finishes, Fixtures, Furnishings and EquipmentCoordinate with cross-functional departments and consultants including Project Architects, Engineers, Lighting Designer, Kitchen Equipment Contractor, and Vendors to produce construction documents and coordinate workflowCoordinate with General Contractors for the highest quality execution of design concepts in a timely and efficient mannerManage procurement of all construction permits, permissions and city approvals in a timely mannerManage landlord relationships during the construction phaseConduct project site visits to oversee and coordinate with the GC on the status of WIPRepresent the company at public hearings/city council meetingsTravel is required to monitor construction status, review site conditions and conduct bid walks for projects.Facilities ManagementManage the completion of all work orders generated from the restaurant managers' requests for service and budgetary requirementsLead on-site trade craft in the diagnosis of problems and repairs in the areas of HVAC, electrical, plumbing, carpentry, drywalling, exterior structure, and equipmentSchedule preventative and floating maintenance, by location. Complete monthly Preventative Maintenance procedures as outlined by manufacturersSchedule routine maintenance inspections of all restaurants creating a punch list of maintenance work needed, scheduling vendors and contractors as neededMaintain a list of pre-approved maintenance and repair services for each location and coordinate with DMs the date and timing of scheduled repairs.Review and approve all maintenance and repair invoices. Inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.PREFERRED QUALIFICATIONS
