Job DescriptionGeneral Summary: Operates and maintains the building mechanical equipment, including high pressure boilers, safely, efficiently and reliably to avoid unscheduled shutdowns, to provide comfortable conditioned occupant space and extending the useful life of the equipment.
Essential Job Functions:1. Operates building HVAC equipment, including high pressure boilers, and all heating and ventilating equipment, assuring a properly-controlled climate at the satellite facilities. Tests and analyses water sampling to maintain the water treatment programs. Responsible to monitor control panels, meters, and gauges and alarm panels. Utilizes computerized building automation and other systems to manage the facilities. 2. Responsible to inspect and maintain all mechanical room systems and equipment. As on-call mechanic assignment, responds to service calls. 3. Responsible for a multitude of locations and assignments in the support of the satellite buildings operated by Facilities Services. 4. Performs preventive and corrective maintenance on the hospital's mechanical HVAC production and distribution systems, lighting, life safety systems and electric machinery. Maintains inspection and testing records. Evaluates the condition of electrical systems and recommends repair or replace actions. Documents off-normal incidents. Coordinates maintenance with outside contractors. 5. Responds to emergency malfunction events, assesses situation, and takes action to stabilize situation to avoid further damage and make safe. Documents off-normal incidents. 6. From blueprints and diagrams, recommends materials and parts to repair or replace mechanical systems and equipment and installs makes repairs.7. Identifies deferred maintenance in building utility systems serving areas affected by proposed construction projects. Reviews construction plans and suggests possible service tie-in and routing locations. Traces out proposed utility service shutdowns to identify affected areas and activates service shutdowns and reactivations. Reviews the building systems installation by outside contractors and records deficiencies on punch list. Participates in system start-up, training and commissioning.8. Utilizes and maintains tools and instruments associated with the HVAC operations and maintenance trade. 9. Maintains mechanical supply and parts inventories, fills out purchase requisitions. 10. Records time and materials expended on computerized work order system. Following manufactures and regulatory specifications reviews and updates building systems and equipment preventive maintenance records and schedules.11. The position actively follows regulatory agency compliance requirements, supports the hospital mission and goal objectives, the department quality improvement and operating goals, as well as customer service excellence principles goals, individually and as an effective team member. 12. Performs job functions adhering to service principles with customer service focus of innovation, service excellence and teamwork to provide the highest quality care and service to our patients, families, co-workers and others.
Knowledge, Skills and Abilities: 1. A high school or trade school diploma or equivalent with coursework in math, science, reading blueprints and equipment schematics is required. 2. Current City of Chicago stationary engineer license is required.3. A minimum of two years previous experience as a Lurie licensed stationary engineer engaged in the operation of high pressure boilers is required. 4. Working knowledge of building and life safety codes in health care occupancies with specific knowledge of city boiler operating codes required.5. Valid driver's license required.6. Knowledge of and practices personal safety, hospital infection control and life safety procedures required. Utilizes personal protective equipment including: eyesight, respiratory and hearing protective devices.
