Superintendent Job Description

The Project Superintendent's responsibility is to implement and maintain full control of all field matters, including safety and quality. In the performance of this function, it is the Superintendent's responsibility to protect and promote Omega Construction's interests in all matters and to do whatever is reasonably necessary to discharge his duties and responsibilities which include, but are not necessarily limited to, the following.

Planning, Scheduling, & Job Management

  • Supervise, direct, and coordinate management of construction projects, including direct liaison with owner, designers, and subcontractors to ensure efficient and orderly performance of the job.
  • Provide on-site leadership and to establish and maintain effective and harmonious working relationships of the on-site staff and to promote a positive project morale.

  • Understand, manage, communicate, and coordinate the overall construction process in relation to subcontractor scopes of work, and project budgets in relation to field activities for the project to maintain budget.
  • Work with Project Management team for mobilization including assist in the setup of the field office appropriate for the project.
  • Review and discuss the overall CPM schedule with Project Management team prior to construction, determine sequencing of work, and manage that schedule throughout the project.
  • Develop, maintain, and communicate the 2-4 week look-ahead schedules, and to keep the schedules properly updated, and to see that the job meets the various required dates
  • Develop and implement recovery strategies to maintain project schedule in conjunction with Project Management team, if required.
  • Conduct long range forecasting for material and equipment deliveries, along with notification of subcontractors of schedule timing to ensure work is not delayed.
  • Oversee and make decisions related to the performance of work related to scheduling, delivery, logistics, quality control and trade employee staffing levels.
  • Oversee work among subcontractors to promote a coordinated effort of project operations and resolve conflicts.
  • If conflicts arise regarding procedures, precedence, design clarifications, adequate labor and equipment schedule, discuss these issues and potential solutions with Project Management team.

Documentation

  • Review and be familiar with the contract drawings, specifications, RFIs, submittals, shop drawings. and addenda for design deficiencies, impractical details, and possible constructability concerns, and bring these to the attention of the Project Management team who will review them with the Architect.
  • Have a thorough and complete knowledge/understanding of the General Contract, the contract drawings, specifications, subcontractor scopes, and addenda, and to assist the Superintendent in the development/enforcement of the on-site procedures.
  • Verify and document that subcontractor met all contractual obligations to commence work at the jobsite including Omega safety orientation, SDS, employee training records, etc.
  • Verify all required permits, postings, notices, and/or licenses have been obtained and secured and posted on the job information board.
  • Schedule and cooperate with the activities of the local, state, and third-party inspection agencies, and to effect remedial actions indicated by the reports of these agencies.
  • Participate or lead coordination meetings and safety meetings with the subcontractors and provide documentation to the Project Management team.
  • Develop and maintain accurate as-built drawings and ensure/follow up with trades to maintain accurate as-builts and changes.
  • Ensure all project drawings onsite are the most current and complete.
  • Complete documentation including but not limited to daily logs, safety records and checklists, and track installed work verification for progress payments.
  • If required and after approval of PM team, verification and approval of all time and material work vouchers and invoices.

Safety

  • Set expectations for managing a safe work site and ensuring that work is performed safely including the implementation of the site safety program as required and ensure subcontractor compliance with Omega safety standards and all applicable safety codes and regulations.

Quality Control

  • Manage the work to ensure that it is installed in compliance with and conforms to the approved contract documents.
  • Conduct regular inspections of work and ensure quality control in accordance with the established project quality standards.

Other Duties

  • Establish and maintains good relations, consisting of frequent and professional communications with all involved in the project including the project owner, architect, engineers, subcontractors, municipal inspection personnel and the general public when required.
  • Mentor junior staff. Manage multiple Field Engineers/Foremen/Asst. Superintendents on projects.
  • Evaluate Field Engineer/Foreman/ Asst. Superintendents and craft employee's performance and identify training needs.
  • Show total competencies on multiple types of projects and various sizes.

Basic Qualifications

  • Authorized to work in the U.S. without sponsorship.
  • Valid driver's license and reliable method of transportation.
  • Minimum of 5+ years of construction industry experience and experience overseeing projects/trades
  • Ability to read and understand technical specifications, construction drawings, technical manuals, product/material installation instructions and engineering/architectural drawings.
  • Proficiency in Microsoft Office Suite.
  • Ability to display a high degree of responsibility, ownership, and integrity.
  • Exceptional written and verbal communication skills.
  • Organized and goal-oriented work approach.

  • Ability to manage multiple activities throughout the course of a project.
  • Desire to seek out and resolve project issues with a team.
  • Ability to work in a team environment and get along with others
  • Employee is responsible for furnishing basics of completing work including minor hand tools, proper clothing, and closed toed shoes. Employer will provide additional tools required for work upon approval from Project Manager.

Preferred Qualifications

  • Associate or bachelor's degree in a relevant discipline, i.e., Engineering, Construction Management, Construction Technology, Engineering Technology, etc.
  • Eight or more years of construction industry experience and experience overseeing projects/trades. (Note: Job title is determined by the discretion of the VP of Human Resources, Training & Development Manager, and Division VP. An applicant's years of experience do not automatically qualify an individual for this position level.)
  • Willingness and flexibility to travel/relocate for short or extended periods of time.
  • Familiarity with the use of an iPad.

Training

  • All employees are required to have an up-to-date CPR/AED certificate. Employer will provide if necessary.
  • All employees are required to have a 30-hour OSHA training (within the last 5 years). Employer will provide if necessary.
  • Employee is expected to attend equipment trainings and gain required equipment operation certifications.
  • Attend corporate trainings including safety trainings, equipment and tool trainings, monthly in-house TRUST Academy modules, and annual PM/Superintendent meetings.

SAFETY RESPONSIBILITIES:

Ensure that subcontractor enforces their safety programs including the holding of toolbox safety meetings. Refer and adhere to the Omega Safety Manual for further instruction and OSHA regulations.

  • Tolerate exposure to loud noises, dust, fumes, and other construction site hazards.
  • Good vision (with or without corrective lenses) to read blueprints, schematics, and ensure accurate measurements.
  • Adequate hearing (with or without hearing aids) to understand verbal instructions, warning signals, and communicate effectively on-site.
  • Move freely around the construction site, including confined spaces, and operate in high-traffic areas safely.
  • Ability to navigate and orient oneself in different environments and spatial configurations.
  • Perform tasks requiring frequent standing, walking, and moving for up to 8-10 hours a day.
  • Engage in activities that require coordination of both large and fine motor skills.
