Job Description:
Provides leadership, supervision, and coordination for a staff of supervisors and trades people
providing daily maintenance and repair services for MEP systems. Develops and implements strategies to
meet the changing needs of the university and its customer base including regulatory requirements (e.g.
building codes, OSHA, NEC, ADA, UF standards, NFPA, etc.). Develops and incorporates innovative
thought, technology, and best practices to continually improve services. Develops the team to become a
self-directed work force creating an atmosphere whereby supervisors and trades people can exchange
ideas incorporating best practices and creativity. Fosters a culture of teamwork both within Facilities
Services and with other departments. Develop specifications for services and equipment to be purchased
for maintenance operations (as directed); ensure compliance with appropriate department and University
of Florida (UF) purchasing procedures and guidelines; gather information, make cost and quality
comparisons, and ensure appropriate decisions based on evaluation of relevant information. Assist in
monitoring of maintenance service agreements and other contractual services with external vendors.
Responsible for budget preparation and monitoring for area of responsibility including but not limited to
cost projections for supplies, materials, tools, repairs, uniforms, staff training, and related costs. Develop
and implement written operating policies and procedures, including (but not limited to) safety standards,
quality work standards, handling of hazardous materials, and work order management. Be knowledgeable
and up to date on changing code requirements, new methods, procedures, and technology in building
maintenance.
Hire, train, and supervise staff; develop goals relevant to the area and provide direction and
leadership for goal accomplishment. Plan, organize, assign, and manage tasks and workflow so that
routine and preventive maintenance, work orders, special projects, and emergency responses are handled
in a timely and efficient manner; plan and/or revise work schedules (as necessary) to accommodate
changing priorities within the campus facilities and/or to ensure maximum utilization of work force;
coordinate employee leave and overtime in accordance with maintenance needs and department
guidelines. Ensure appropriate safety standards are always followed. Collaborate with other maintenance
entities to ensure timely responses and completion of tasks related to the electrical and plumbing systems
and related components. Ensure University rules and policies regarding employee conduct are followed
by all assigned employees and recommend progressive disciplinary action to the Director as necessary.
Plans and ensure execution for ongoing employee evaluations and training of staff, makes
recommendations regarding the improvement of service including but not limited to in-service training,
vendor demonstrations, training seminars and courses, trade shows, professional association workshops
and conferences, and department and division staff development opportunities. Assess staff training needs
on a regular basis related to safety, handling of hazardous materials, material safety data sheets (SDS),
new technology, skill development, etc. Track and maintain records for training, courses, and other
educational accomplishments for employees.
Directs Facilities Services in-house managed Electrical and Plumbing capital and deferred
maintenance projects through all stages. Coordinates the issuance of permits, drawings and engineering
documents as required. Review and comment on plans, specifications, drawings and other documents for
building renovation and construction projects. Assist with project development and oversight of building
renovation, construction, and modification projects. Attend commissioning or other walkthroughs with
PD&C and service owners.
Responsible for quality assurance and ensuring appropriate standards for all work performed by
internal staff as well as contracted vendors follow department, UF, and industry standards. Perform
inspections of work performed to ensure compliance. Focuses on customer needs and customer
satisfaction, projects a positive customer service environment to both internal and external customers and
promotes and encourages an attitude of exemplary customer service and high integrity to all staff.
Responds to customer concerns and resolves facility related issues in a timely & professional manner.
Maintain a professional posture. Be knowledgeable of the Campus, Facilities Services, and Building
Maintenance activities at all times to schedule equipment and outages with minimal impact on students,
researchers, and facilities

Normal Work hours Monday through Friday -- 7:00 am - 4:00 pm (with an hour for lunch) may vary due to emergencies, events, and/or projects. Be able to respond if needed. Emergency
hours will vary according to the need.
Drive a state vehicle that requires a valid driver license.
Expected Salary:
Expected starting salary $73,000 - $79,000 yearly based on experience.
Minimum Requirements:
Bachelor's degree in an appropriate area, or an equivalent combination of education and experience.
Preferred Qualifications:
* Knowledge of procedures and methods used in MEP equipment maintenance and
building automation
* Experience with AiM, Microsoft Word, Excel, and Outlook, PeopleSoft
* Experience in M/E/P trades.
Five (5) years combined total experience in MEP trade. Must have the ability to
interface with all employees and solve personnel discrepancies
* Be knowledgeable of the construction and renovation processes.
* The incumbent must be analytical, precise, capable of professional written and verbal
presentation of financial aspects dealing with department operations and must possess
excellent customer service skills.
Demonstrated experience in budgeting, cost analysis and control.
Demonstrated record of building a strong, collaborative peer working
relationship, and customer service culture with metrics and objectives in a
facilities function.
* Evidence of navigating a complex organization, preferably in a large university setting,
with an ability to work with administrators, faculty, and students.
* Proven track record of developing and implementing a preventive maintenance program
and operational plans with record of successful execution.
