Job Description Summary:

This position is responsible for the overall leadership and management of the property management business area and will be a member of the Senior Leadership Team at ECD and therefore help to set the overall strategies for the company. The SVP, Head of Property Management will be responsible for building and leading a successful team experiencing high growth within a regional geographic footprint.

Responsibilities:
  • Provide executive leadership to the Enterprise Residential team.
  • Provide a strong day-to-day leadership presence, bridging operations with other functions within the company.
  • Lead the property management team in refining and executing on the department's strategy and multi-year business plan.
  • Foster a mission-driven and performance-driven culture to achieve ECD's mission and revenue objectives.
  • Demonstrate an authentic commitment to diversity, equity, and inclusion both internally and externally. Continue to attract and retain a talented, diverse team to enhance the company's performance.
  • Ensure that people and processes are in place to provide timely input and analysis for new development and acquisition activities. Coordinate a system to support development in market analysis.
  • Implement operating systems that ensure high-quality daily management services, efficiency, consistency, and innovation across the portfolio.
  • Collaborate with other department leaders to refine interdepartmental communications, systems and practices to promote best practices and outcomes.
  • Partner with Resident Services to ensure robust and effective delivery of intentional programs throughout the portfolio.
  • Partner with Asset Management to provide useful analysis and information on the portfolio that highlights key indicators of operating and financial performance. Review the information routinely with the responsible partners and managers to help direct operating and capital strategies for each property. Proactively communicate with the responsible partners about problems, opportunities, and critical issues.
  • Oversee the regulatory compliance for the portfolio and ensure all units are in compliance from lease up through stabilization and the life cycle of the property.
  • Serve as a member of the company's Senior Leadership Team, providing strategic and operational input on new initiatives and opportunities in support of the organization's broader mission and goals.
  • Ensure staff cultivate and maintain key government and community relationships. Guide staff in managing key stakeholder communications and achieving high standards of transparency and responsiveness.
  • Represent ECD and Enterprise Residential as needed in high-level meetings with equity investors, lenders, government officials and community groups.
  • Maintain a substantial and visible presence in the affordable housing and real estate industries to enhance the company's profile. Promote staff participation in affordable housing and related industry membership and advocacy organizations.
  • Lead and support the relationships and interactions with the ECD Board of Directors.
  • Foster strong relationships within Enterprise Community Partners and its other divisions.
  • Oversee production of internal reports including management and board reports.
Qualifications:
  • Passion for ECD's mission and commitment to the strategic goals and values of Enterprise.
  • A track record of successful senior-level affordable housing leadership including management of large interdisciplinary and complex teams and work.
  • At least 15 years property management/housing and related experience including at least 10 years of Low-Income Housing tax credit/affordable housing management experience and 5+ years in a senior management role.
  • Strong organizational skills and ability to strategize, develop, refine and execute on a multi-year development business plan. Ability to coordinate complex activities, prioritize conflicting demands, manage workflow and drive results.
  • Ability to guide property management staff and work with development and asset management to evaluate new development and acquisition proposals.
  • Ability to oversee the development of capital improvement plans and manage the properties for long term financial and physical well-being.
  • Demonstrated experience in financial planning and analysis.
  • Ability to think broadly about the business from the granular level to the big picture.
  • Technologically savvy and solid understanding of real estate management software solutions such as Yardi, Real Page or other similar ERP's.
  • Strong relationship management skills. Excellent communication skills and ability to serve as an effective internal and external spokesperson for the Property Management Department and ECD across a broad and diverse range of stakeholders.
  • Demonstrated ability to operate and manage a complex and dynamic property management platform and bring current, state-of-the-art, institutional quality industry perspective and best practices in property management to this position.
  • An undergraduate degree is preferred, preferably in Business Management, Real Estate, Finance or related field. Other industry related certificates such as CPM, COS are desired.

The base salary for this role is $310,000 to $345,000, depending on level of skills and experience. The salary range for this position is represented by the low and high end of the range for the amount to be paid for the position. Salaries paid at Enterprise will vary based on factors that may include skills, education, location, experience, and performance. The salary range is just a part of the total rewards package provided to employees at Enterprise, and other rewards may include annual performance bonuses and generous paid leave programs.
