Job Description:

The Construction Manager is a pivotal role responsible for overseeing and managing construction projects from sales lead to contract close. This role requires strong leadership, communication, and organizational skills to ensure projects are delivered on time, within budget, and with exceptional quality. Key Responsibilities: Sales / Pre-Contract Stage:

  • Review and study plans and specifications in conjunction with the Sales Manager.
  • Develop project scope in collaboration with Sales Manager and Project Manager.
  • Coordinate with Project Manager to perform accurate take-offs.
  • Oversee subcontractor and supplier quote acquisition.
Pre-Construction Planning Stage:
  • Create and maintain a comprehensive construction schedule using Microsoft Project.
  • Confirm the execution of all subcontract agreements.
  • Review plans and specifications to ensure thorough understanding.
  • Assist in the creation of the project manual and work orders.
  • Schedule and conduct pre-construction meetings.
  • Develop and maintain the submittal log and track approvals.
  • Collaborate with Project Manager to obtain approved striping plans and routing details.
  • Coordinate delivery dates of materials, rental equipment, dumpsters, and porta-potties.
  • Review and confirm site security measures.
  • Conduct site visits before track construction begins.
Construction Stage:
  • Communicate estimated schedules to relevant parties, including Sales, Owners, Architects, and General Contractors.
  • Ensure weekly toolbox topics are completed and submitted with timesheets.
  • Manage the change order process and maintain the change order log.
  • Determine and communicate monthly billing requirements.
  • Oversee mandatory site visits throughout construction phases.
  • Conduct final project walk-throughs with stakeholders using a scorecard approach.
  • Address and resolve any punch list items promptly.
  • Call off equipment, dumpsters, and toilets as needed.
  • Confirm warranty and O&M documents have been sent.
  • Capture photographs of the finished project.
  • Coordinate with the Operations team for project closure and billing.
Post-Construction Close Outs:
  • Collaborate with the Project Manager to ensure all tasks are completed for project closeout.
  • Provide detailed project documentation and photographs for future reference.
  • Facilitate communication with the Operations team for final billing.
Qualifications:
  • Bachelor's degree in Construction Management, Civil Engineering, or related field
  • Proven experience in managing construction projects, preferably from sales lead to contract close.
  • Strong project management skills and proficiency in Microsoft Project, Microsoft Teams, Salesforce, and similar software.
  • Excellent organizational, communication, and leadership abilities.
  • In-depth knowledge of construction processes, regulations, and safety practices.
  • Problem-solving skills and attention to detail.
  • Ability to collaborate effectively with cross-functional teams, clients, and stakeholders.
