About the Opportunity
This is an opportunity for a Utilities Manager to join a prominent national real estate development and management company based in Great Neck, NY. The Utilities Manager will be a team lead and supervisor with at least 2 years (3+ years preferred) experience as a utility analyst in (commercial) property management.

Role and Responsibilities
- Utilize mathematical and accounting methods to post, monitor, and reconcile utility billings
- Perform meticulous audits to verify the accuracy of all utility billings, identifying and rectifying discrepancies
- Prepare and maintain detailed records of billing activities using Excel spreadsheets and reports
- Employ analytical abilities to research, troubleshoot, and make well-informed and ethical decisions
- Activate and close utility accounts as needed, ensuring seamless transitions during tenant occupancy changes
- Bill back tenants for delayed activations in new spaces, maintaining fairness and accuracy in charges
- Allocate expenses to the General Ledger in coordination with utility payable vendors
- Correspond with utility payable vendors to promptly address and resolve any billing issues
- Manage the development and maintenance of utility rate libraries, ensuring accuracy in calculating tenants' electric, water, and gas charges as per lease agreements
- Retrieve and validate data from metering, audit, and utility charges databases for precise estimation and calculation of tenant energy charges
- Estimate utility escrows for new tenants, contributing to well-informed leasing decisions
- Calculate final utility charges for closings, ensuring accuracy and transparency
- Oversee the validation of tenant charge calculations by third-party entities, ensuring accountability and accuracy
- Collaborate with tenant relations to address tenant utility service inquiries and issues
Job Requirements
- Bachelor's degree in a related field
- Minimum of 3 years of related experience
- Strong decision-making skills
- Strong oral and written communication skills
- Strong interpersonal and leadership skills
- Ability to coordinate and prioritize multiple long- and short-term tasks simultaneously
- Strong organizational, analytical, and problem-solving abilities
Compensation:
$80,000-$90,000 based on experience
