The Position on our Team: As a key member of the Finance team, the Vice President has responsibilities in three key areas: Financings, Budgeting/Forecasting, Loan Portfolio Management/Administration. The Vice President oversees the day-to-day functions of Finance and will assist the SVP in leading, managing and coordinating staff, processes and projects within the department and will assume overall accountability for meeting departmental and company goals. This a full-time, hybrid position with three days of in-office work and two days of remote work. In This Role, You Will: Ability to analyze market conditions, evaluate proposals and execute capital market transactions in order to implement Company's overall capital strategy. Active leadership role in financing due diligence process for new loans and refinancings, including oversight of deal team, managing information flow of the underwriting process, and ensuring satisfaction of post-closing requirements. Review and negotiate loan documents, along with CFO and SVP, Finance. Extensive involvement with key lending relationships. Ensure financial reporting requirements are met under various loan agreements including preparation and/or review of loan covenant calculations and management of quarterly and annual report distribution by dates stipulated within the loan agreements. Effectively manage loan matters including but not limited to partial collateral releases, alterations approvals, lender lease consents, negotiating and securing Subordination, Non-Disturbance, and Attornments (SNDA's), routine loan surveillance issues and lender/servicer communication with existing loan portfolio. Manage financial planning and analysis function, alongside SVP of Finance, including: Manage quarterly forecast and budget process within the department including delegation of tasks, detailed projections for certain line items, preparation of corporate entity projections and portfolio-level forecast assumptions, overall portfolio review and analysis combined with executive report preparation. Manage long-term, five-year forecast modeling and key what-if analysis supporting corporate strategic planning and various capital allocation decisions. Supervise financial analysts and managers, including assignment of projects and deadline management, providing on-going training and development opportunities as well as overall performance evaluation. Assist Executive Team and Investor Relations with executive reporting requests, competition analysis and other related ad-hoc projects. Lead team meetings and discussions regarding departmental matters and propose effective solutions or processes to achieve optimal results. All other duties as assigned. What You Bring to Macerich: Bachelor's degree required, preferably in Real Estate, Finance, Economics or Accounting. Minimum 12+ years professional experience in a real estate property management organization. Significant experience in the management, coordination, and administration of commercial loan portfolios, including capital markets transactions, loan origination/underwriting through loan closing, and on-going loan management and administration. Thorough understanding of real estate analytics, budgeting, and forecasting. Self-starting, proactive, and self-motivated mindsets are an absolute must, along with a proactive approach to abundant and transparent 360-degree communication. Those who wait for the next order or task will not succeed in this role. Similarly, those who do not abundantly communicate vertically and horizontally will not succeed. These are ‘table-stakes' requirements for this role. Demonstration of prior departmental leadership is a bonus, but prior supervisorial experience with staff is a requirement. Key leadership skills including the ability to effectively manage, motivate and mentor team members to design and achieve departmental plans or goals. Proven ability to simultaneously manage multiple projects with concrete deadlines, assuring timely and accurate completion of assignments within the department. Excellent written and verbal communication skills for correspondence with both internal and external parties. Intermediate knowledge of accounting software and concepts. Advanced knowledge of Excel.
