We are seeking an accomplished leader to oversee the full life-cycle of data center and commercial construction and development projects. This critical role will drive project success by managing budgets, schedules, and stakeholder relationships while ensuring excellence in execution. Reporting directly to the Senior Executive responsible for data center development, this individual will collaborate with internal teams, contractors, consultants, and external partners to deliver cutting-edge facilities that meet the highest industry standards.

Primary Responsibilities
  • Budget and Cost Management: Develop and manage project budgets, ensuring financial efficiency across all phases of development and construction.
  • Project Scheduling: Create and oversee comprehensive project timelines, addressing critical path challenges to ensure timely delivery.
  • Stakeholder Engagement: Serve as the primary liaison with tenants, contractors, architects, consultants, and public agencies to align on project objectives and resolve issues.
  • Procurement and Contracts: Prepare RFPs, evaluate proposals, negotiate contracts, and oversee consultant and contractor activities throughout the project lifecycle.
  • Data Center Expertise: Ensure the unique requirements of data center development, including critical systems and infrastructure, are integrated into all phases of design and construction.
  • Tenant Coordination: Manage tenant improvement (TI) projects, balancing client-specific needs with organizational goals.
  • Compliance Oversight: Maintain strict adherence to applicable laws, permitting requirements, and safety regulations throughout the project lifecycle.
  • Sustainability and Efficiency: Implement energy-efficient and sustainable practices in alignment with certifications such as LEED or Energy Star, particularly in data center environments.
  • Due Diligence: Support site evaluations, zoning efforts, and acquisition assessments for new data center and redevelopment opportunities.
  • Reporting and Systems: Use project management software to track progress, manage costs, and provide regular updates to senior leadership.
  • Continuous Improvement: Contribute to the refinement of processes and workflows to enhance operational excellence across data center and commercial projects.
Qualifications and Skills
  • Demonstrated expertise in managing data center construction projects, including mission-critical systems, infrastructure, and sustainability initiatives.
  • Proven ability to lead complex commercial and technical developments from initial planning through final delivery.
  • Strong knowledge of budgeting, scheduling, and contract management, with a focus on data center-specific requirements.
  • Advanced understanding of zoning, permitting, and compliance in both urban and suburban contexts.
  • Proficiency with project management tools; familiarity with design software is advantageous.
  • Exceptional communication skills for engaging with stakeholders, including tenants, equity partners, consultants, and public officials.
  • Ability to manage multiple, high-stakes projects in a fast-paced, detail-oriented environment.
  • Knowledge of green building practices and their application to energy-intensive facilities like data centers.
  • Problem-solving skills to address challenges specific to mission-critical infrastructure and operations.
Educational Requirements
  • Bachelor's degree in construction management, real estate, architecture, engineering, or a related field (advanced degrees preferred).
  • 8-10+ years of experience in construction and development, with a focus on data centers, tenant improvements, and large-scale commercial projects.
