POSITION SUMMARYWork with the SVP, Leasing to manage leasing in ESRT's retail portfolio. Assist with development and execution of retail leasing strategy to optimize long term portfolio performance and achieve/sustain 100% occupancy. Represent the ESRT brand and develop authentic, trusting, relationships through proactive broker, retailer, and existing tenant outreach. Negotiate lease transactions from inception through closure. Work with PR/Marketing team to develop marketing and brand concepts.RESPONSIBILITIES
- Assist SVP, Leasing to lease the entire ESRT retail portfolio, including base of office properties, standalone retail, and excluded assets
- Develop leasing strategies to maximize value, through utilization of market trends, co-tenancies, gap analyses, demographics, sales comps, etc., and ensure execution and compliance of same
- Assist in acquisition due diligence
- Proactive broker and tenant outreach (e.g. canvass, events, meetings and tours): Enhance and expand existing ESRT tenant and retail brokers relationships, and meet with every retail tenant in ESRT portfolio on a quarterly basis
- Conduct space tours: Effectively articulate the features and benefits of the properties to prospective tenants, existing tenants, and brokerage firms through presentations, meetings, and tours of properties
- Negotiate office lease transactions from proposal through lease execution, coordinate with legal team
- Assist SVP, Leasing to manage outside agents on ESRT properties
- Coordinate with Design Team, Project Management, and Property Management: Space preparation, building improvements, scope of work, timeline, tenant alternates, scope of services, furniture/IT services, coordinate High Performance specifications with retail tenants, complete routine inspections of all marketable spaces to ensure in marketable condition
- Coordinate with, and lead, Marketing Department on execution of marketing plans: Space/neighborhood campaigns, marketing centers, renderings, PR campaigns, tour books, and events
- Ensure that all information for listings and vacant space is accurate and conveyed to the market in a timely manner
- Keeping track of Costar, ESRT website listing, HTMLs to ensure all are correct and up to-date
- Maintain retail market knowledge, which includes tenants in the market, recently completed transactions, competitive set availability report, retail trends
- Portfolio wide input on transactions, budgeting/pricing, leasing strategies, tour scripts, Salesforce, and best practices
- Assist in the preparation and presentation of reports that are delivered to executive officers
- Become proficient in Sales Force

EDUCATION & EXPERIENCE
- Bachelor's degree required; MBA preferred
- Five+ years prior retail leasing experience
- Existing relationships in broker community preferred

$200,000 - $250,000 a yearSalary is based on several factors including but not limited to education, work experience, job location, size of property where applicable, and/or certifications. In addition to your base salary, ESRT provides discretionary annual bonuses.
